1.ALL WORK SHALL CONFORM TO THE REQM'TS & CONDITIONS OF THE CALIF. BLDG. CODE
LATEST EDITIONS, & ALL RULES & REG'S. OF THE LOCAL CITY OF JURISDICTION.
2.ALL WORKMANSHIP SHALL BE PERFORMED BY SKILLED MECHANICS USING THE BEST
STANDARD PRACTICES AND SHALL CONFORM TO THE CODES REFERRED TO UNDER “CODE
REFERENCE”.
3.THE GENERAL CONTRACTOR SHALL VERIFY ALL CONDITIONS AND DIMENSIONS AT THE
PROJECT SITE AS DESCRIBED IN THE CONTRACT DOCUMENT PRIOR TO STARTING
CONSTRUCTION. ALL TRADES SHALL VERIFY AT THE PROJECT SITE CONDITIONS AND
MEASUREMENTS RELATED TO THEIR WORK.
4.DETAILS MARKED TYPICAL SHALL APPLY IN ALL CASES UNLESS SPECIFICALLY DETAILED
OTHERWISE, WHERE NO DETAIL IS SHOWN, CONSTRUCTION SHALL BE AS SHOWN FOR OTHER
SIMILAR WORK.
5.IT SHALL BE THE CONTRACTOR'S RESPONSIBILITY TO VERIFY ALL DIMENSIONS AND
CONDITIONS AT THE JOB SITE AND TO CROSS-CHECK DETAILS AND DIMENSIONS ON THE
ARCHITECTURAL STRUCTURAL. MECH. AND ELEC DRAW'GS. (AS APPLICABLE) ANY
DISCREPANCIES SHALL BE REPORTED TO THE OWNER'S REPRESENTATIVE PRIOR TO THE
CONSTRUCTION.
6.DAMAGE DONE TO ADJOINING PROPERTY AND/OR EXISTING STRUCTURES NOT INCLUDED IN
THE CONTRACT SHALL BE RESTORED TO EXISTING CONDITIONS BY THE CONTRACTOR.
7.PROVIDE BARRICADES APPROVED BY THE CITY FOR PEDESTRIAN PROTECTION PRIOR TO
COMMENCING ANY WORK, IF REQ'D. BY, & WHERE & AS DIRECTED BY OWNER.
8.ALL DIMENSIONS ARE TO FROM EXISTING AVAILABLE RECORD DRAWINGS.
9.ALL DIMENSIONS ARE IN FEET AND INCHES.
10.EXIT DOORS SHALL BE OPERABLE FROM THE INSIDE W/OUT ANY SPECIAL MOVEMENT OR
KNOWLEDGE.
11.CONTRACTOR SHALL PROVIDE & MAINTAIN A CENTRAL POINT OF OPERATION W/A PHONE @
THE SITE. AN UP TO DATE, MARKED UP SET OF PROJECT DWGS. & SPECIFICATIONS W/ ALL AS
BUILT CHANGES INDICATED, SHALL BE RECORDED BY THE CONTRACTOR, & SHALL BE
AVAILABLE FOR REFERENCE, IN THE SITE "OFFICE" AT ALL TIMES. LOCATION OF THE POINT OF
OPERATION SHALL BE ACCEPTABLE TO OWNER.
12.UPON COMPLETION OF WORK, ALL CONSTRUCTION AREAS SHALL BE LEFT CLEAN IN
ACCORDANCE W/ THE CRITERIA AND PROTOCOLS INDICATED IN THE SPEC'S. & SHALL BE LEFT
COMPLETELY FREE FROM DEBRIS.
13.WHEN IT IS NECESSARY TO INTERRUPT ANY EXISTING UTILITY SERVICE TO MAKE
CORRECTIONS, A MINIMUM OF 48 HOURS ADVANCE NOTICE SHALL BE GIVEN THE OWNER.
INTERRUPTIONS IN UTILITY SERVICES SHALL BE OF THE SHORTEST POSSIBLE DURATION FOR
THE WORK AT HAND AND SHALL BE APPROVED IN ADVANCE BY THE OWNER. (AS APPLICABLE)
14.IN THE EVENT THE UTILITY SERVICE IS INTERRUPTED WITHOUT THE REQUIRED 48 HOURS
NOTICE, THEN THE CONTRACTOR SHALL BE FINANCIALLY LIABLE FOR ALL DAMAGES SUFFERED
BY THE OWNER DUE TO THE UNAUTHORIZED INTERRUPTION. RECONNECTION SHALL BE MADE
IMMEDIATELY.
15.IF THE CONTRACTOR ASCERTAINS AT ANY TIME THAT REQUIREMENTS OF THIS CONTRACT
CONFLICT WITH, OR ARE IN VIOLATION OF, APPLICABLE LAWS, CODES, REGULATIONS AND
ORDINANCES, HE SHALL NOT PROCEED WITH WORK IN QUESTION, EXCEPT AT HIS OWN RISK,
UNTIL ARCHITECT HAS BEEN NOTIFIED IN WRITING AND WRITTEN DETERMINATION IS MADE BY
ARCHITECT, WHERE COMPLETED OR PARTIALLY COMPLETED WORK IS DISCOVERED TO BE IN
VIOLATION WITH APPLICABLE LAWS, CODES, REGULATIONS AND ORDINANCES, CONTRACTOR
SHALL BE REQUIRED TO REMOVE THAT WORK FROM THE PROJECT AND REPLACE SUCH WORK
WITH ALL NEW COMPLYING WORK AT NO ADDITIONAL COST TO THE OWNER.
16.DRAWINGS ARE NOT TO BE SCALED, WRITTEN DIMENSIONS TAKE PRECEDENCE, AND THIS SET
OF PLANS IS INTENDED TO BE USED FOR DIAGRAMMATIC PURPOSES ONLY, UNLESS NOTED
OTHERWISE. THE GENERAL CONTRACTOR'S SCOPE OF WORK SHALL INCLUDE FURNISHING ALL
MATERIALS, EQUIPMENT, LABOR, AND ANYTHING ELSE DEEMED NECESSARY TO COMPLETE
INSTALLATIONS AS DESCRIBED HEREIN.
17.EXIST. WORK DAMAGED OR CUT INTO DURING CONSTRUCTION SHALL BE PATCHED OR
REPAIRED, FINISHED OR REPLACED, AT NO ADDITIONAL COST TO THE OWNER. SUCH WORK
SHALL MATCH EXIST. SIMILAR WORK. THIS INCLUDES WORK THAT HAS BEEN REVISED,
RELOCATED, AND/OR REMOVED, OR ITEMS NOT SCHEDULED FOR ANY WORK.
18.PRIOR TO THE SUBMISSION OF BIDS, THE CONTRACTORS INVOLVED SHALL VISIT THE JOB SITE
AND FAMILIARIZE THEMSELVES WITH ALL CONDITIONS AFFECTING THE PROPOSED PROJECT,
WITH THE CONSTRUCTION AND CONTRACT DOCUMENTS, & FIELD CONDITIONS AND CONFIRM
THAT THE PROJECT MAY BE ACCOMPLISHED AS SHOWN PRIOR TO PROCEEDING WITH
CONSTRUCTION. LOCATIONS AND ELEVATIONS OF EXISTING ITEMS ARE FROM BEST AVAILABLE
RECORDS AND SHOULD BE CONSIDERED AS APPROXIMATE AND INCOMPLETE. BEFORE ANY
WORK IS STARTED THE CONTRACTOR SHALL VERIFY COORDINATES, ELEVATIONS AND SIZES
OF NOTED EXISTING ITEMS. DISCREPANCIES BETWEEN FIELD DATA AND DATA ON PLANS AND
SPECIFICATIONS SHALL BE REPORTED TO THE ARCHITECT. DO NOT PROCEED WITH
INSTALLATION IN AREAS OF DISCREPANCIES UNTIL DISCREPANCIES HAVE BEEN RESOLVED.
EXISTING UTILITIES SHOWN ARE THOSE REQUIRED TO INDICATE APPROXIMATE LOCATION OF
SERVICES AND SHOULD NOT BE CONSIDERED AS A COMPLETE SURVEY OF EXISTING UTILITIES.
19.THE CONTRACTOR SHALL RECEIVE WRITTEN AUTHORIZATION FROM OWNER TO PROCEED
WITH CONSTRUCTION PRIOR TO STARTING WORK ON ANY ITEM NOT CLEARLY DEFINED BY THE
CONSTRUCTION DRAWINGS/CONTRACT DOCUMENTS.
20.THE CONTRACTOR SHALL SUPERVISE AND DIRECT THE PROJECT DESCRIBED HEREIN. THE
CONTRACTOR SHALL BE SOLELY RESPONSIBLE FOR ALL CONSTRUCTION MEANS, METHODS,
TECHNIQUES, SEQUENCES AND PROCEDURES AND FOR COORDINATING ALL PORTIONS OF THE
WORK UNDER THE CONTRACT. THE CONTRACTOR HAS SOLE RESPONSIBILITY FOR THE SAFETY
AND PERFORMANCE OF THE WORK. SAFETY COMPLIANCE SHALL BE IN ACCORDANCE WITH CAL
OSHA, U.S. DEPT. OF LABOR, STATE, AND LOCAL REQUIREMENTS.
21.THE CONTRACTOR SHALL INSTALL ALL EQUIPMENT AND MATERIALS ACCORDING TO
MANUFACTURER'S/ VENDOR'S WRITTEN SPECS. UNLESS NOTED OTHERWISE OR WHERE LOCAL
CODES OR ORDINANCES TAKE PRECEDENCE.
22.ALL WORK PERFORMED ON PROJECT AND MATERIALS INSTALLED SHALL BE IN STRICT
ACCORDANCE WITH ALL APPLICABLE CODES, REGULATIONS, AND ORDINANCES. CONTRACTOR
SHALL GIVE ALL NOTICES AND COMPLY WITH ALL LAWS, ORDINANCES, RULES, REGULATIONS
AND LAWFUL ORDERS OF ANY PUBLIC AUTHORITY, MUNICIPAL AND UTILITY COMPANY
SPECIFICATIONS, AND LOCAL AND STATE JURISDICTIONAL CODES BEARING ON THE
PERFORMANCE OF THE WORK.
23.THE STRUCTURAL COMPONENTS OF THIS PROJECT SITE/ FACILITY ARE NOT TO BE ALTERED BY
THIS CONSTRUCTION PROJECT UNLESS NOTED OTHERWISE.
24.THE WORK AREA IS THAT PORTION OF THE BLDG. AS INDICATED ON THE DRAWINGS. WHERE
THE WORK OF THIS PROJECT REQUIRES ACCESS TO THE PREMISES OUTSIDE OF NORMAL
WORKING HOURS, SUCH ARRANGEMENTS FOR ACCESS SHALL BE ARRANGED FOR IN ADVANCE
BY THE GENERAL CONTRACTOR, WITH THE OWNER'S ENGINEER. SUCH ARRANGEMENTS SHALL
COMPLY WITH OWNER'S STANDARDS AND PROCEDURES.
25.CAULKING & SEALANTS WHERE REQUIRED TO WATER SEAL OR DUST SEAL ALL TRADES
CONSTRUCTION JOINTS, AND TO SEAL BETWEEN SIM. AND DISSIMILAR METALS SHALL BE SIM. &
EQUAL TO SIKA FLEX 1A WATERPROOF, URETHANE CAULKING SEALING COMPOUND
CONFORMING TO THE OWNER'S REQ'S. ALL SEALANTS & CAULKINGS SHALL BE NON-
HARDENING, WATERPROOF, TYPE FLASH'G. COMPOUNDS. ANY PROPOSED ALTERNATES TO
THIS COMPOUND SHALL BE SUBMITTED FOR WRITTEN REVIEW BY OWNER'S ROJ. MGR. PRIOR
TO PURCHASING OR APPLYING, COLORS SHALL BE SELECTED & SCHEDULED BY THE
ARCHITECT.
26.SEAL PENETRATIONS THROUGH FIRE-RATED WALLS WITH U.L. LISTED OR FIRE MARSHALL
APPROVED 3 M PRODUCTS FIRE STOP CLASS 100 APPROVED MATERIALS AS APPLICABLE TO
THIS FACILITY &/OR PROJECT SITE FOR THE RATINGS REQUIRED.
27.FIRE EXTINGUISHERS
PROVIDE A PORTABLE FIRE EXTINGUISHER WITH A RATING OF NOT LESS THAN 2-A OR 2-A10BC
WITHIN 75 FEET TRAVEL DISTANCE TO ALL PORTIONS OF THE BUILDING ON EACH FLOOR
DURING CONSTRUCTION, PROVIDE ADDITIONAL FIRE EXTINGUISHERS, 2A RATING, 50 FT.
MAXIMUM FROM LOCATING OF FIELD WELDING DURING FIELD WELDING. PROVIDE ADDITIONAL
FIRE EXTINGUISHERS AS REQUIRED BY THE FIRE INSPECTOR.
28.THE CONTRACTOR SHALL MAKE NECESSARY PROVISIONS TO PROTECT EXISTING
IMPROVEMENTS, EASEMENTS, PAVING, CURBING, ETC. DURING CONSTRUCTION. UPON
COMPLETION OF WORK, CONTRACTOR SHALL REPAIR ANY DAMAGE THAT MAY HAVE
OCCURRED DUE TO CONSTRUCTION ON OR ABOUT THE PROPERTY, AS APPLICABLE.
29.CONTRACTOR SHALL SEE TO IT THAT THE GENERAL WORK AREA IS KEPT CLEAN AND HAZARD
FREE DURING CONSTRUCTION AND FOLLOWS ALL OF THE PROTOCOL FOR CONSTRUCTION
REQ'S. DISPOSE OF ALL DIRT, DEBRIS, RUBBISH & REMOVE EQUIP. NOT SPECIFIED AS
REMAINING ON THE PROPERTY. PREMISES SHALL BE LEFT IN A THOROUGHLY CLEAN
CONDITION, FREE FROM PAINT SPOTS, PLASTER DEBRIS, DUST, OR SMUDGES OF ANY NATURE,
IN A CONDITION ACCEPTABLE TO THE OWNER.
BURNING TRASH, BRUSH, OR WOOD AND/OR RUNNING HOSES & WATERING DEBRIS INTO THE
STORM DRAINS IS STRICTLY PROHIBITED.
30.DISSIMILAR METALS: WHERE ALUMINUM IS PLACED IN CONTACT WITH OR FASTENED TO
DISSIMILAR METALS (EXCEPT STAINLESS STEEL OR ZINC) THE CONTACT SURFACES SHALL BE
GIVEN A HEAVY BRUSH COAT OF SOLIDS EPOXY WALL FINISH (AS SPECIFIED UNDER COATING
SYSTEMS: SOLIDS EPOXY WALL FINISH) FOLLOWED BY ONE FINISH COAT OF THE SAME SOLIDS
EPOXY WALL FIN. WHERE ALUMINUM METAL IS IN CONTACT W/ CONCRETE OR MASONRY, COAT
W/ TWO COATS OF SOLIDS EPOXY WALL FINISH.
31.THE CONTRACTOR IS TO USE EXTREME CAUTION AT ALL TIMES TO INSURE ADEQUATE
PROTECTION TO ALL EQUIP, FROM DUST, DEBRIS, MOISTURE, VIBRATION, ETC.
32.THE WORD "REMOVE" MEANS TO REMOVE COMPLETELY, INCLUDING ALL ATTACHMENTS,
FRAMES, ANCHORS, BASES, CONDUITS AND SUPPORTS, INCLUDING CAPPING BEHIND EXISTING
SURFACES.

BY CONTRACTOR AND/OR SUBCONTRACTORS FROM THE TIME THAT THE CONTRACTOR
AND/OR SUBCONTRACTORS ENTER OWNER'S PREMISES AND/OR BEGINS PERFORMANCE OF
THE WORK HEREUNDER UNTIL THE WORK IS COMPLETED.

ADJACENT TO THE AREA OF CONSTRUCTION, ALL LOCATIONS SHALL BE SUBJECT TO OWNER'S
APPROVAL.
B. THE CONTRACTOR SHALL MAKE NECESSARY CONNECTIONS TO EXISTING UTILITIES FOR
TEMPORARY POWER AND WATER SUPPLIES, AND SHALL COORDINATE SUCH USE WITH THE
OWNER PRIOR TO CONNECTION.
C. THE CONTRACTOR SHALL PROVIDE TEMPORARY BARRICADES TO SEPARATE CONSTRUCTION

THE WORK OF CONSTRUCTION IN ALL STAGES OF PROGRESS SHALL BE SUBJECT TO THE PERSONAL
CONTINUOUS OBSERVATION OF THE BUILDING INSPECTOR. HE SHALL HAVE FREE ACCESS TO ANY
OR ALL PARTS OF THE WORK AT ANY TIME. THE CONTRACTOR SHALL FURNISH THE INSPECTOR

LOCAL REPRESENTATIVES TO BE CONTACTED FOR SERVICE. PROVIDE OPERATING
MAINTENANCE BROCHURES, AND GUARANTEES AS REQUIRED. THIS GUARANTEE IS IN ADDITION

DEMOLITION
1. THE CONTRACTOR SHALL VISIT THE SITE TO DETERMINE THE FULL EXTENT OF THE DEMOLITION,
VERIFY ALL CONDITIONS, AND BRING TO THE ATTENTION OF THE OWNER AND ARCHITECT ANY
DISCREPANCIES PRIOR TO AND DURING CONSTRUCTION.
2. VERIFY ALL DRAWINGS.
3. ALL SALVAGEABLE ITEMS SHALL BE THE PROPERTY OF THE OWNER, & MAY BE REUSED (IF
APPROVED FOR REUSE BY OWNER) OR SHALL BE DISPOSED OF PROPERLY BY CONTRACTOR AT
OWNER'S REQUEST.
4. WHERE REMOVAL OF ITEMS, FIXTURES, ETC., ARE INDICATED, CAREFULLY REMOVE ALL
FASTENERS, ATTACHMENTS, ETC., BACK TO NEAREST AREA WHERE THERE IS AN EXIST SOUND
SURFACE CONDITION, OR OUTSIDE OF AREAS SCHEDULED TO RECEIVE NEW SURFACES.
PROPERLY FINISH OFF (AND CAP) AS REQUIRED FOR EACH CONDITION.
5. IF JACK-HAMMERING CORE DRILLING OR CONCRETE SAWING IS GOING TO BE UTILIZED, IT SHALL
BE KEPT TO A MINIMUM AND SHALL BE DONE ONLY WITH THE PERMISSION OF THE OWNER AND
AT SUCH TIMES AS DESIGNATED.
6. ALL DEBRIS SHALL BE PROMPTLY REMOVED FROM THE SITE.
7. AS APPLICABLE: PROVIDE TEMPORARY WEATHER PROTECTION AS NECESSARY TO PREVENT
DAMAGE TO EXISTING FACILITIES AND TO PREVENT DISCOMFORT TO PERSONS IN OCCUPIED
AREAS.
8. WHERE EXISTING CONSTRUCTION IS CUT OR OTHERWISE DISTURBED TO PERMIT INSTALLATION
OF NEW WORK, REPAIR AND PATCH TO MATCH EXISTING CONSTRUCTION. USE METHODS AND
MATERIALS WHICH ARE SIMILAR IN APPEARANCE AND EQUAL IN QUALITY TO THOSE AREAS
BEING REPAIRED.
NOTICE TO CONTRACTOR
ALL CONTRACTORS AND/OR THEIR SUB-CONTRACTORS PERFORMING WORK ON THE PROJECT
PREMISES SHALL BE RESPONSIBLE FOR INITIATING, MAINTAINING AND SUPERVISING AN
APPROVED SAFETY PROGRAM INCLUDING, BUT NOT LIMITED TO THE ISOLATION OF WORK
AREAS AND THE PROMPT REMOVAL OF ANY DEBRIS OR TOOLS WHICH MIGHT ENDANGER

Exterior doors, windows, and their hardware shall
conform to the Security Provisions of Chapter 67
of the Building Code are applicable to B
occupancies. Note the following on the
plans:[6702]
a.Shingle swinging doors, active leaf of a pair of doors,
and the bottom leaf of Dutch doors shall be equipped
with a dead locking latch and a dead-bolt with
hardened insert with 1" minimum throw and 5/8"
minimum embedment into jamb. Both are to be a key
operated from the outside.
b.Inactive leaf of a pair of doors or upper lead of Dutch
door shall have a deadbolt per item 'a' not key
operated, or hardened deadbolt top and bottom with
1/2" embedment
c.Swinging wood doors shall be solid core and less than
1-3/8" thick. Panels of wood doors shall be 9/16" thick
and not more than 300 square inches. Stiles and rails
to be 1-3/8" thick and 3" minimum width.
d.Door hinge pins accessible from the outside shall be
non-removable.
e.Doorstops of wood jambs of in-swinging doors shall be
one piece construction or joined by a rabbet.
f.Windows and door lights within 40" of the l;ocking
device shall be fully tempered/burglary resistant/or
protected by bars.
g.Sliding glass doors and sliding windows shall be
capable of withstanding forced entry attempts as
outlined in [6706,7].

1.EXISTING UTILITIES AND YARD PIPING ARE SHOWN BASED UPON RECORD

2.CONTRACTOR SHALL LOCATE AND POTHOLE BURIED UTILITIES AND YARD PIPING
AND PROVIDE FINDINGS AND POTENTIAL CONFLICTS TO THE ENGINEER AND
