MINUTES
1. CALL TO ORDER- The regular ,meeting of the Planning
Commission was called to order by Vice Chairman
Ritchie at 7:30 p.m. in the Council Chambers of
the Rosemead City Hall, 8838 Valley Boulevard,
Rosemead, California.
Pledge of Allegiance was led by Commissioner Handy
Invocation was delivered by Chairman Lowrey

Cleveland, DeTora
Ex officio: Dickey, Dilkes, Sullivan,
Burns
3. APPROVAL OF,MINUTES- Regular meeting June 5, 1978
It was moved by Chairman Lowrey, second by Commissioner
DeTora to approve the Minutes of June 5, 1978, as printed.

PUBLIC HEARINGS
5. ZONE CHANGE 78-98- A request by J.H. Hedrick & Company
fora Zone C ange from C-3 to R-3, to construct 27
residential town houses, at the southeast corner of
Rush Street and San Gabriel Boulevard.
Vice Chairman Ritchie opened the Public Hearing at
7:40 p.m., the Oath was administered accordingly.
Mr. Sullivan presented the Staff Report

Mrs. Bergstrom addressed the Commission and stated that
she would answer any questions regarding this development

Rosemead, California
Mr. Miller who is the President of the Amberwood Home-
owners Association, addressed the Commission and stated
that he would like some information regarding this project.
Mr. Robert Ferguson
8342 Rush Street
Rosemead, California
Mr. Ferguson, also associated with the Amberwood Home-
owners Association, asked questions regarding the drive-
ways and entrances to the project, and also whether or
not the project would have a pool.

10. NOISE ELEMENT- Consideration of a Draft of the Noise
Element for the City of Rosemead.
It was unanimously agreed upon by the Commission to
have the Staff prepare a summary of this Draft of
the Noise Element for the Commission-to review at
the next meeting of the Planning Commission to be
held on July 3, 1978. .
11. RESOLUTION 78-9- A RESOLUTION OF THE PLANNING
COMMISSION OF THE CITY OF ROSEMEAD DENYING CONDI-
TIONAL USE PERMIT 78-125.
It was moved by Commissioner Cleveland, second by
Commissioner Handy to waive further reading and
adopt Resolution 78-9.
ROLL CALL VOTE: AYES: Commissioners Handy, Lowrey,
Ritchie, Cleveland, DeTora
12. ORAL COMMUNICATIONS FROM THE AUDIENCE- On items not
on the Agenda- None.
13. MATTERS FROM CITY OFFICIALS AND STAFF
a) Mr. Dickey informed the Commission and the
audience that citations will be issued after
June 20, 1978 for vehicles parked on the
street on days and times posted for street
sweeping.
14. ADJOURNMENT- There being no further business to
come ore the Commission, Vice Chairman Ritchie
adjourned the meeting at 10:25 p.m.
