AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF ROSEMEAD,
COUNTY OF LOS ANGELES, STATE OF CALIFORNIA APPROVING
ZONE CHANGE 95-200, AMENDING ROSEMEAD ZONING MAP LAND
USE DESIGNATION FROM PD; PLANNED DEVELOPMENT TO R-2;
LIGHT MULTIPLE RESIDENTIAL FOR THREE PROPERTIES LOCATED
AT 7629, 7637 GRAVES AVENUE, ROSEMEAD (APNS: 5285-026-014, 024
& 052).
WHEREAS, the City of Rosemead filed an application requesting a zone change on July 31,
1995; and
WHEREAS, the Rosemead Municipal Code Section 9120.15 expressly states that if no
development plans are submitted within two years after changing a subject property to Planned
Development , the property should be rezoned to whatever zone it had prior to PD approval; and
WHEREAS, on July 17, 1995 the Planning Commission held a hearing to receive public
testimony and voted to recommend City Council approval of Zone Change 95-200; and
WHEREAS, on December 12, 1995 the City Council held a hearing to receive public
testimony relative to Zone Change 95-200 ; and
WHEREAS, the City Council has sufficiently considered all testimony presented to make the
following determination.
NOW, THEREFORE, BE IT ORDAINED, by the City Council of the City of Rosemead
as follows:
SECTION 1. The City Council HEREBY DETERMINES that a Negative Declaration was
prepared in accordance with State law and local regulations. Further, the Negative Declaration was
approved by the Planning Commission.
SECTION 2. The City Council HEREBY FINDS, DETERMINES AND DECLARES that
rezoning the property to the R-2 Zone (Zone Change 95-200) is in the interest of the pubic necessity
and general welfare and supports the proposed zone change.
• SECTION 3. The City Council HEREBY DETERMINES that the Zone Change 95-200 is
consistent with the land use of the subject area as contained in the City's General Plan.
SECTION 4. The City Council HEREBY APPROVES Zone Change 95-200 from PD; Planned
Development to R-2; Light Multiple Residential for properties located at 7629, 7637 Graves Avenue
and more particularly described on Exhibit "A" attached hereto and incorporated herein by reference.
SECTION 5. If any section, subsection, sentence, clause or word of this ordinance is for any reason
held to be invalid by a court of competent jurisdiction, such decisions shall not affect the validity of
the remaining portions of this Ordinance . The City Council of the City of Rosemead HEREBY
DECLARES that it would have passed and adopted this Ordinance, each and all provisions thereof,
irrespective of the fact that any one or more of said provisions thereof, irrespective of the fact that
any one or more of said provisions may be declared to be invalid.
SECTION 6. The City Clerk shall certify to the passage of this Ordinance and shall cause same to
be published as required by law.

12th day of December, 1995 and that thereafter, said Ordinance was duly adopted and passed at a
regular meeting of the City Council on the 9th day of Jan. , 1996, by the following vote, to wit:
