MINUTES
1. CALL TO ORDER - The regular meeting of the Rosemead Planning
Commission. was called to order by Chariman DeTora at 7:30 p.m.
in the Council Chambers of Rosemead City Hall, 8838 Valley
Boulevard, Rosemead, California. ,
Pledge of Allegiance was led by Commissioner Tury
Invocation was delivered by Commissioner Cleveland
2. ROLL CALL
Present: Cleveland, DeTora, Tury, Ritchie
Absent; Lowrey (Excused)
Ex officio: Dickey, Dilkes, Sullivan, Burns
3. APPROVAL OF MINUTES:
A. Regular meeting September 19, 1977
It was moved by Commissioner Tury, second by Commissioner
Ritchie to approve the minutes as printed.

5. PARCEL MAP 8731 -Revised Tentative Map presented by applicant
to re-subdivide two lots into three lots.

Discussion by the Commission
Addressing Michael,Klipa, Civil Engineer
Commission: 864 W. Beverly Blvd., Montebello, California
Mr. Klipa_recommended to the Commission that in order to
alleviate any maintenance problems with the common drive-
way, a 6" concrete driveway would be one of the conditions
of approval of this Parcel Map.
It was moved by Commissioner Ritchie, second by Commissioner
Tury to approve Parcel Map 8731, and the Negative Declaration
subject to the following conditions:
1. Each access strip to both lots 1 and 2 are modified from
10 ft. to 7z ft.
2. The applicant will comply with those conditions as recom-
mended in the County Engineer's Report.
3. Driveway to be 6 inches of concrete, inspecetion required

prior to' installation.
4. Correct all building code.violations that exist on
the remaining structures.
5. Standard Maintenance Agreement to be recorded.
FINDINGS:
1. There will be no adverse environmental effects associated
with the implementation of Parcel Map 8731,and a Negative
Declaration was prepared in compliance with Rosemead Resolution
75-28, CEQA, and the Guidelines for the implementation of CEQA.
2. Approval of Parcel Map 8731 is consistent with the General
Plan of the City of Rosemead.
3. The site is physically suitable for the, type and. density
of development.
4. The design of the subdivision will not conflict with public
easements.
S. Discharge of wastes of the proposed division of land will
not result in violation of existing requirements as prescribed.

7. MATTERS FROM CITY OFFICIALS AND STAFF
A. Consideration of Policies- Mr. Sullivan to redraft and
discuss at Study Session Meeting to be held on October
10, 1977.
B. First draft of Design Ordinance-'Mr. Sullivan to rewrite
and discuss at Study Session Meeting to be held.on October
10, 1977
C. Staff to check into possible violation of Zone Variance.#31,
and prepare a status report for Commission.
D. Chairman DeTora requested the Commission receive copies
of the Standard Maintenance Agreement to be drawn up for
Parcel Map 8731.
E. Chairman.DeTora requested tapes to be heard at Study Session
meeting of October 10, 1977 of the following:
1. Move in on Muscatel- Mr. Grey
2. Tape of Minutes regarding Relocation -involving Mr.
McHose and Mr. Stevens.
F. Commission was polled for attendance of Southern California
Planning Congress Meeting to.be held on October 13, 1977 in
the City of Gardena.
ADJOURNMENT
There being no further information to come before the Commission,
Chairman DeTora adjourned the meeting at 8:42 p.m.
