3. APPROVAL OF MINUTES
It was moved by Commissioner Lowrey, seconded by Commissioner Tury, and
carried to approve the minutes of the Regular Meeting of April 18, 1977,
and of the Regular Adjourned Meeting of April 19, 1977, as printed.

Public Hearings
S. TENTATIVE TRACT 33478, VARIANCE 77-83 - Consideration of a request for
approval of a 34-lot subdivision of single-family homes and variances
to front and rear yard setback requirements and lot area requirements
for property located east of Rosemead Boulevard, west of Darlow Avenue,.
approximately 300 feet north of Lower Azusa Road.

The abo•:?e residents were concerned with prospective home placement,
block wall placement; and pest and fire hazards.

Chairman DeTora closed the public hearing at 8:33 p.m.
Commission determined that builder would work with residents regarding
fencing between project area and current homes, and that builder would
install drapes, sprinklers, grass and a tree for each home in the new
development. Developer also stated their determination to construct
a 7-foot block wall along Rosemead Boulevard.
It was moved by Commissioner Tury, seconded by Commissioner Ritchie, and
carried to approve Tentative Tract 33478 subject to the conditions and
findings as recommended by Staff plus the additional findings as listed.
below, and the Negative Declaration.

6. CONDITIONAL USE PERMIT 115 - Consideration of a request to construct a
60-unit Senior Citizen Retirement Hotel on property located at the
northwest corner of San Gabriel Boulevard and Potrero Grande Drive.
Chairman DeTora opened the public hearing at 8:53 p.m.,

Mr. Hong gave a summary of the proposed development and requested
Commission approval of the project.
Addressing Mr. Vito Dalessandro
Commission: 2125 N. San Gabriel Blvd.
Mr. Dalesandro was concerned the future residents might object to noise
from his commercial establishment adjacent.
Chairman DeTora closed the public hearing at 9:14 p.m.
Discussion by Commission.
It was moved by Commissioner Lowrey, seconded by Commissioner Cianciola,
and carried to approve Conditional Use Permit 11S subject to the
conditions as recommended by Staff, plus Additional condition as listed
below, and the Negative Declaration, and direct Staff to prepare a
Resolution, and change Condition #12 to read "...6-foot block wall.."
13. Applicant shall apply for a variance to the provision of
Section 9127..4. regarding parking requirements.

they would not be averse to the proposed project.

Discussion by Commission.
It was moved by Commissioner Cianciola, seconded by Commissioner Ritchie,
and carried to approve Conditional Use Permit 114 subject to conditions
recommended by Staff and the additional condition listed below:
7. This Conditional Use Permit shall be a personal permit issued to
Violet and Robert Baws and shall not be assignable voluntarily or
involuntarily and shall terminate upon assignment or upon the
cessation of business by the Baws at the location described herein.

8. RESOLUTION 77-15 - Recommending a change of zone from P to M-1 for
property located at 2743 and 2749 Willard Avenue
It was moved by Commissioner Tury, seconded by Commissioner Ritchie,
and carried to approve Resolution 77-15.

9. RESOLUTION '77-16 - Granting a Conditional Use Permit to serve alcoholic
beverages for on-site consumption within 200' of a residential zone to
Veterans of Foreign Wars Post #1930 for property located at
3219 San Gabriel Boulevard.
It was moved by Commissioner Cianciola, seconded by Commissioner Lowrey,
and carried to approve Resolution 77-16, subject to an additional
condition as listed below:
21. Service of all alcoholic beverages shall be limited to members
and their guests.

11, MATTERS FROM CITY OFFICIALS AND STAFF
A. Study ordinance regarding outdoor display and.storage in relation
to fruit/vegetable stands.
It was moved by Commissioner Tury, seconded by Commissioner ,
Lowrey, and carried to advise the City Council that the Planning
Commission approves the Ordinance as introduced. Commission
determined that if Council wants further study, there are three
possible alternatives which, if so directed, they will study:
....as a Conditional Use Permit in C $ M Zones
....an ordinance, with standards, for stands (parking, hours, etc.
....exemption of stands from outdoor requirements in some zones,
The motion carried unanimously.

B. Commissioner Tury made reference to illegal peddling of food
products door-to-door.
C. Commissioner Ritchie commented on status of McNose relocation.
D.. Commissioner Cianciola commented on status of Valle Inn.
E. Commissioner Lowrey also commented on Valle Inn, and stated that
property of proposed Tentative Tract 33478 should be investigated
as a fire and safety hazard.
Administrative Aide Michael O'Connor indicated that the matter
was being handled.
12. ADJOURNMENT
Chairman DeTora adjourned the meeting at 10:20 p.m.
