Dc7A- , PLANNING COMMISSION • 0 CONDITIONS OF APPROVAL CONDITIONAL USE PERMIT 77-112 1. Development shall comply with all requirements of the County Fire, Building, and Health Departments, as well as the Traffic Engineer. 2. All exterior doors and windows are to be kept closed during the hours that dancing and/or entertainment are conducted. 3. The proposed use shall be conducted entirely within the enclosed building. 4. Landscaping shall be provided as shown on the approve& plotrplarr. 5. All landscaped areas shall be provided with sprinkler systems, and landscaping shall be continuously maintained. 6. Pave, stripe and install bumper stops and light the required parking area. 7. All lights shall be shielded or directed so as to confine direct rays to the subject property. 8. The sign(s) shall comply with Section 9150 of the codified ordinances known as the "Sign and Outdoor Advertising Regulations." 9. Comply with Sections 5401-5415 which deal with the storage, collection, accumu- lation and disposal of garbage, rubbish, trash and debris. Top shall be affixed to walls surrounding trash receptacles. 10. Maintain the property, parking area and sidewalks in a clean and litter-free state. 11. Construct a 6' block wall separating the C-3 zone and R-2 zone property. 12. Apply for a zone change of the westerly 72 feet from R-2 to C-3. 13. Applicant shall obtain a demolition permit from the Department of Building and Safety for the storage shed and fenced area. The dead,tree should also be removed to enlarge the parking area. 14. This Conditional Use Permit shall be a personal permit issued to the Veterans of Foreign Wars Post #1930 (VFW) and shall not be assignable voluntarily or involuntarily and shall terminate upon assignment or upon the cessation of business by the VFW at the location described herein. 15. In the event that the operation of any part of this facility should result in substantial complaints to the Department of Planning, the above-described conditions may be modified, if, after a duly advertised hearing by the Rosemead Planning Commission, such modification is deemed appropriate in order to eliminate or reduce said complaints. 16.' This approval is for a period of one year, at which time the Planning Commission, after a public hearing, may review this case and may extend the CUP for another period of time and/or have other conditions. 17. Within 10 days of the approval of this Conditional Use Permit, the Applicant shall file with the Planning Department a notarized affidavit agreeing to the above conditions or the Conditional Use Permit shall not become effective. 18. Applicant shall not rent out facilities or allow facilities to be used for .functions where alcoholic beverages will be served, strictly other than functions of VFW Post #1930. 19. Side entrance to building shall be equipped with "panic bar" and shall be used as emergency exit only. 20. Hours of operation shall be 12 noon to 12 midnight. 21. Service of all alcoholic beverages shall be limited to members and their guests.
