PC - 1978-13 - Granting Conditional Use Permit 78-129PC RESOLUTION 78-13 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD GRANTING CONDITIONAL USE. PERMIT. 78-129. THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY RESOLVE AS FOLLOWS: Section 1. The Planning Commission does hereby find an determine that an application was duly filed by Frederick and Joan Cordova with respect to real property described as: 2747 La Presa Avenue, Rosemead; requesting to construct an annex to the Carrera Mini- Warehouse facility at 2747 La Presa Avenue. That a Public Hearing was duly set for June 19, 1978 at 7:30 p.m..at the Rosemead City Hall, 8838 Valley Boulevard, Rosemead, California and a notice of the time, date, place and purpose of aforesaid hearing was duly given; that a hearing was duly held at the aforementioned time and place. Section 2. The Planning Commission further finds and determines facts do exist as required by Section 9180 et seq. of the Ordinances of the City of Rosemead justifying a granting of this Conditional Use Permit. Section 3. The Planning Commission further finds: 1. Size, shape and topography of the subject parcel, together with storage uses contemplated, makes it more desirable to set the southerly most building on the property line. 2. The granting of this Variance will not constitute the grant of a special privilege. . 3. The granting of this Variance will not be detrimental to surrounding properties and to the contrary, is preferred for reasons of security. 4. The grant of this Variance will not be in conflict with the General Plan. Section 4. Based on the aforementioned findings, the Commission hereby grants a Conditional Use Permit with respect to the property described in Section 1 of this Resolution subject to the following conditions: 1. Construction to, meet the requirements of the Los Angeles Building and Safety Department, and Fire Department: 2. All signs shall comply with the requirements of the City of Rosemead's Zoning Ordinance. 3. As required by the Zoning Ordinance, 3% of the property must be landscaped and maintained. 4. The system of surface drainage and disposal of such drainage shall be approved by the City Engineer. 5. Driveway shall be either 4" of AC over 4" of crushed aggregate or minimum of 6" concrete, where diverse circumstances arise, the above standards may be increased as required by soil conditions. 6. Block wall between property lines to be 6 ft. in height. This could be obtained by addition of wrought iron fencing attached to the existing block wall. Also, 6 ft. to 8 ft. wrought iron security gates in the front of the property. 7. All lighting shall be shielded or directed, so as to confine direct rays to the subject property. 8. No recreational vehicle storage permitted. 9. All primary and secondary utilities shall be underground. 10. Storage of explosives, chemicals,.flammable or hazardous.materials emitting obnoxious odors, are prohibited. 11. No use of facility for residential occupancy. 12. All storage shall be completely within the enclosed buildings. 13.. Hours this facility to be in operation will be from 7:00 a.m. to 7:00 p.m. 14. Variance shall take effect upon verification by the Planning Department of the consent by adjacent owners. 15. Applicant to sign affadavit of agreement to the above conditions within ten (10) days after approval. Section 5. This action shall become final and effective ten ( ays after this decision.by the Planning Commission, unless within such time written appeal is filed with the City Clerk, for consideration by the Rosemead City Council as provided in the Zoning Ordinance.
