A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ROSEMEAD GRANTING CONDITIONAL APPROVAL OF
TENTATIVE TRACT MAP 51321 FOR PROPERTY LOCATED AT
3370 BARTLETT AVENUE, ROSEMEAD.
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES
HEREBY RESOLVE AS FOLLOWS:
Section 1. The Planning Commission of the City of
Rosemead does hereby find and determine that an application was duly
filed by Haro Engineering and Construction to subdivide three
existing parcels into five parcels to facilitate single-family home
development for property located at:
3370 Bartlett Avenue,
or more specifically,known as:
PARCEL I: LOT 90 OF TRACT NO. 3706, AS PER MAP RECORDED IN BOOK
40, PAGE 39 OF MAPS IN THE OFFICE OF THE COUNTY RECORDER OF LOS
ANGELES COUNTY. EXCEPT THEREFROM THE SOUTHERLY 125 FEET THEREOF.
PARCEL II: THE WEST 260 FEET OF LOT 20 OF TRACT NO. 3752, AS PER
MAP RECORDED IN BOOK 40, PAGE 69 OF MAPS IN THE OFFICE OF THE
COUNTY RECORDER OF SAID COUNTY. EXCEPT THE NORTHERLY 50 FEET
THEREOF.
PARCEL III: THE NORTHERLY 50 FEET OF THE WESTERLY 260 FEET OF
LOT 20 OF TRACT NO. 3752, AS PER MAP RECORDED IN BOOK 40, PAGE
69, OF MAPS IN THE OFFICE OF THE COUNTY RECORDER OF SAID COUNTY,
and that a public
at 7:00 p.m., in
Valley Boulevard,
date, place, and
according to law;
aforementioned time
hearing was duly scheduled for September 20, 1993,
the Council Chambers of Rosemead City Hall, 8838
Rosemead, California; and that notice of the time,
purpose of the aforesaid hearing was duly given
and that a public hearing was duly conducted at the
and place.
Section 2. The Planning Commission further finds and
determines that this request is in conformance with the Land Use
Element of the General Plan, and;
1. The proposed map is consistent with the applicable General
Plan of the City of Rosemead.
2. The design of the proposed subdivision and improvements is
consistent with the applicable General Plan. There is no
specific plan.
3. The site is physically suitable for the type of development.
4. The site is suited for the proposed density of development.
5. The design of the subdivision will not conflict with public
easements.
6. The design and proposed improvements of the subdivision
will have no significant adverse effects on the environment,
and, therefore, a Negative Declaration was prepared and
adopted in compliance with Rosemead Resolution 79-77, CEQA,
and the guidelines for the implementation of CEQA.
7. Discharge of wastes from the proposed subdivision will not
result in the violation of existing requirements as
prescribed by the California Regional Water Board.
Section 3. NOW, THEREFORE, BE IT RESOLVED that the
Planning Commission of the City of Rosemead does approve the request
for the Tentative Tract Map described in Section 1, subject to the
conditions contained in the attached Exhibit "A".

This action shall become final and effective ten (10) days after this
decision by the Planning Commission, unless within such time, a
written appeal As filed with the City Clerk for consideration by the
Rosemead City Council, as provided in the Zoning Code.
Section 5. The secretary shall certify to the adoption
of this resolution and transmit copies thereof to the City Clerk of
the City of Rosemead.
Section 6. This resolution is the result of an action
taken by the Planning Commission on September 20, 1993, by the
following vote:

TENTATIVE TRACT MAP 51321
3370 BARTLETT AVENUE
CONDITIONS OF APPROVAL
SEPTEMBER 20, 1993
1. This map shall be finaled and recorded within two (2) years of
tentative approval. Failure to do so may result in the map's
expiration and the need for another tentative map application.
Any request for extension must be submitted, in writing, together
with ten (10) copies of the map and corresponding plans, to the
Planning Department before the expiration date.
2. The applicant shall sign a notarized affidavit agreeing to these
conditions within ten days of approval.
3. The conditions listed on this Exhibit shall be copied directly
onto development plans submitted to the Planning and Building
Departments for review.
4. The property shall be developed in accordance with the plans,
dated 2-3-92 and 3-27-92 (marked Exhibit C1 and C2) and the
tentative map, dated 8-30-93 (marked Exhibit B) except where
otherwise noted. Any modification shall require prior Planning
Department approval.
5. The property shall comply with all appropriate Building, Fire,
and Health Department regulations.
6. Construction activities shall be limited to take place between
the hours of 7:00 a.m. and 8:00 p.m. Monday through Saturday. No
construction shall take place on Sundays or on any legal
holidays.
7. A 61-high fence, composed of chain link or other approved
material, shall totally enclose the perimeter of the property
when vacant, under construction, or under demolition, and said
fence shall remain until occupancy is granted.
8. The numbers of the address signs shall be at least 6" tall with a
minimum character width of 1/411, contrasting in color and easily
visible at driver's level from the street. The location, color
and size of such sign shall be subject to the approval of the
Planning Director.
9. Any existing structures to be demolished shall be boarded until
such demolition takes place.
10. The. perimeter property lines of the newly created lots, or where
designated by the Director of Planning, shall be fenced with a
six-foot (61) high masonry wall, with finished surface on both
sides, or wooden fence, supported by steel posts in concrete.
For residential properties, this wall/fence may end at the front
setback line of the front lot.
11. All utilities shall be underground including appropriate wiring
for cable television. The underground conversion of these
utilities shall consider all future connections to the
satisfaction of the Director of Planning.
12. The project shall comply with the conditions set forth in the
City Engineer's Report dated 9-15-93, and the Fire Department's
recommendation dated 6-20-93. These conditions shall be
completed to the City Engineer's satisfaction prior to
recordation of the final map.
13. Landings shall be provided for the new dwellings' main entrances
pursuant to the requirements of the Building Department.
