A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ROSEMEAD GRANTING CONDITIONAL APPROVAL OF
PLANNED DEVELOPMENT REVIEW 93-5 AND ZONE VARIANCE
93-258 FOR PROPERTY LOCATED AT 1151 SAN GABRIEL
BOULEVARD, ROSEMEAD.
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY
RESOLVE AS FOLLOWS:
Section 1. The Planning Commission does hereby find and
determine that an application was duly filed by Don Bosco Technical
Institute for a Planned Development Review and Zone Variance to
implement Phase 1 of renovation and expansion at Don Bosco Technical
Institute; demolition of three existing classroom buildings;
construction of two new classroom buildings; and installation of four
temporary classroom trailers intended for use beyond the one-year
maximum period for such trailers for property located at:
1151 San Gabriel Boulevard,

Rosemead Municipal Code, justifying the granting of approval of the
plan review application.
Section 3. The Planning commission further finds:
1. That the modification proposed is reasonable and in harmony
with the surrounding area.
2. That the modification will not be detrimental to the
surrounding properties.
3. On the basis of evaluation, this project has been determined
to qualify for a Negative Declaration in accordance with
CEQA and local regulations.
Section 4. Based on the aforementioned findings, the
Commission hereby approves the plan review application with respect
to the property described in Section 1 of this resolution, subject to
the conditions contained within the attached Exhibit A.
Section 5. This action shall become final and effective ten
(10) days after this decision by the Planning Commission unless
within such time a writtenlappeal is filed with the City Clerk for
consideration by the Rosemead City Council.
Section 6. This resolution is the result of an action taken
by the Planning Commission at its regular meeting, held September 7,
1993, by the following vote:

Section 7. The secretary shall certify to the adoption of
this resolution and transmit copies thereof to the City Clerk of the
City of Rosemead.

CONDITIONS OF APPROVAL
SEPTEMBER 7, 1993
1. This planned development review and zone variance approval shall
expire after one (1) year that there is no progress towards
completion of the authorized use.
2. The applicant shall sign a notarized affidavit agreeing to these
conditions within ten days of approval.
3. The conditions listed on this Exhibit shall be copied directly
onto development plans submitted to the Planning and Building
Departments for review.
4. The property shall be developed in accordance with the plans,
dated 7-15-93 (marked Exhibit B) and the floor plans, dated 12-91
(marked Exhibit C) except where otherwise noted. Any
modification shall require prior Planning Department approval.
5. The property shall comply with all appropriate Building, Fire,
and Health Department regulations.
