PC - 1993-47 - Granting Conditional Approval of Parcel Map 23843PC RESOLUTION 93-47 6 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD GRANTING CONDITIONAL APPROVAL OF TENTATIVE PARCEL MAP 23843 AND ZONE CHANGE 93-197 FOR PROPERTY LOCATED AT 3343 SAN GABRIEL BOULEVARD, ROSEMEAD. THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY RESOLVE AS FOLLOWS: Section Rosemead does hereby filed by Ellis Lee existing lot through rear property line; Residential, to C3, remaining R2 property 1. The Planning Commission of the City of find and determine that an application was duly Wynn to maximize commercial potential of an enlargement thereof involving relocation of the commensurate rezoning from R2, Medium Density Medium commercial; and a lot split of the Eor property located at: 3343 San Gabriel Boulevard, or more specifically known as: In the City of Rosemead, County of Los Angeles, State of California, being a subdivision of a portion of lot 68 of lands of the San Gabriel improvement company, as per map recorded in M.R. Book 54, pages 71 and 72 of maps, in the Office of the County Recorder of said county, and that a public hearing was duly scheduled for September 7, 1993, at 7:00 p.m., in the Council Chambers of Rosemead City Hall, 8838 Valley Boulevard, Rosemead, California; and that notice of the time, date, place, and purpose of the aforesaid hearing was duly given according to law; and that a public hearing was duly conducted at the aforementioned time and place. Section 2. The Planning Commission further finds and determines that this request is in conformance with the Land Use Element of the General Plan, and; 1. The proposed map is consistent with the applicable General Plan of the City of Rosemead'. 2. The design of the proposed subdivision and improvements is consistent with the applicable General Plan. There is no specific plan. 3. The site is physically suitable for the type of development. 4. The site is suited for the proposed density of development. 5. The design of the subdivision will not conflict with public easements. 6. The design and proposed improvements of the subdivision will have no significant adverse effects on the environment, and, therefore, a Categorical Exemption was prepared and adopted in compliance with Rosemead Resolution 79-77, CEQA, and the guidelines for the implementation of CEQA. 7. Discharge of wastes from the proposed subdivision will not result in the violation of existing requirements as prescribed by the California Regional Water Board. Section 3. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Rosemead does approve the request for the Tentative Parcel Map and Zone Change described in Section 1, subject to the conditions contained in the attached Exhibit "A". PC Resolution 93-47 page 2. This action shall become final and effective ten (10) days after this decision by the Planning commission, unless within such time, a written appeal is filed with the City Clerk for consideration by the Rosemead City Council, as provided in the Zoning Code. Section 5. The secretary shall certify to the adoption of this resolution and transmit copies thereof to the City Clerk of the City of Rosemead. Section 6. This resolution is the result of an action taken by the Planning Commission on September 7, 1993, by the following vote: YES: Lowrey, Ruiz, Young, Breen, Ortiz NO: None ABSENT: None ABSTAIN: None ADOPTED this 20th day of September, 1993.
