A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF ROSEMEAD GRANTING CONDITIONAL USE
PERMIT 93-593 ALLOWING THE CONSTRUCTION OF A
3,257 SQUARE FOOT DWELLING UNIT LOCATED AT
7913 WHITMORE STREET, ROSEMEAD.
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES
HEREBY RESOLVE AS FOLLOWS:
Section 1. The Planning Commission of the City of
Rosemead does hereby find and determine that an application was duly
filed by Wing Lew to construct a single-family dwelling larger than
2,500 square feet located at:

and that a public hearing

of the ordinance of the City of Rosemead justifying the granting of a
Conditional Use Permit.
Section 3. The Planning commission further finds:
1. The project is in harmony with the elements and objectives
of the General Plan.
2. The project will not be detrimental to the surrounding
properties.
3. The project is desirable to the public convenience.
Section 4. On the basis of evaluation, this project has been
determined to qualify for a Categorical Exemption under the
provisions of the California Environmental Quality Act.
Section 5. Based on the above findings, the Planning
Commission hereby grants a Conditional Use Permit for property
described in Section 1, subject to the conditions contained within
the attached Exhibit A.
Section 6. This action shall become final and effective ten
(10) days after this decision by the Planning commission, unless
within such time a written appeal is filed with the City Clerk for
consideration by the Rosemead City Council as provided in the Zoning
Ordinance.
Section 7. This resolution is the result of an action taken
by the Planning Commission on July 19, 1993, by the following vote:

ABSTAIN: None
Section 8. The secretary shall certify to the adoption of
this Resolution and shall transmit copies of same to the applicant
and Rosemead City Clerk.

CONDITIONS OF APPROVAL
JULY 19, 1993
1. This approval shall expire after one (1) year that there is no
progress towards completion of the use authorized by the
conditional use permit.
2. The following conditions must be complied with to the
satisfaction of the Director of Planning prior to final approval
of building permits or any other request.
3. The property shall comply with all Building and Fire Department
regulations.
4. The conditions listed on this Exhibit shall be incorporated
verbatim on development plans submitted to the Planning and
Building Departments for review.
5. The property shall be developed in accordance with the plans,
dated 6-9-93 (marked Exhibit B), except where otherwise noted.
6. The property shall be kept cleared of weeds, debris and abandoned
vehicles, and maintained pursuant to the L.A. County Fire and
Health codes until it is developed. All trash shall be contained
in dumpsters and removed on an as-needed basis. No trash shall be
visible from outside the dumpster. Surplus construction materials
shall be stored so as to be screened from public view when not
actually in use.
7. All building and/or zoning violations shall be corrected.
8. Construction activities shall be limited to take place between
the hours of 7:00 a.m. and 7:00 p.m. Monday through Saturday. No
construction shall take place on Sundays or on any legal
holidays.
9. A 61-high fence, composed of chain link or other approved
material, shall totally enclose the perimeter of the portion of
the site under construction, and said fence shall remain until
occupancy is granted.
10. The numbers of the address signs shall be at least 6" tall with
a minimum character width of 1/411, contrasting in color and
easily visible at driver's level from the street. The location,
color and size of such sign shall be subject to the approval of
the Planning Director.
11. All new second floor windows on both sides of the lot shall
position the lower sill not less than 5.5 ft. above the finished
floor level to protect the neighbor's privacy, except as
otherwise regulated by the Uniform Building Code.
