PC - 1993-39 - Granting Approval of Tentative Parcel 93-254PC RESOLUTION 93-39 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD GRANTING APPROVAL OF TENTATIVE PARCEL MAP 51299, ZONE CHANGE 93-195 & ZONE VARIANCE 93-254 FOR PROPERTY LOCATED AT 3122 AND 3134 BARTLETT AVENUE, ROSEMEAD. THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY RESOLVE AS FOLLOWS: Section 1. The Planning Commission of the City of Rosemead does hereby find and determine that an application was duly filed by Alexander Catania Development to change the underlying zoning from R1 (Single Family Residential) to PD (Planned Development) on a lot less than the one-acre minimum size for such zoning in order to construct a six-unit single-family housing tract located at: 3122 and 3134 Bartlett Avenue, or more specifically known as: Lot 98 of Tract No. 3706, in the City of Rosemead, County of Los Angeles, State of California, as per map recorded in Book 40, page 39 of maps, in the office of the Los Angeles County recorder, and that a public hearing was duly scheduled for July 6, 1993, at 7:00 p.m., in the Council Chambers of Rosemead City Hall, 8838 Valley Boulevard, Rosemead, California; and that notice of the time, date, place, and purpose of the aforesaid hearing was duly given according to law; and that a public hearing was duly conducted at the aforementioned time and place. Section 2. The Planning Commission further finds and r` determines that this request is in conformance with the Land Use Element of the General Plan, and; 1. The proposed project is consistent with the applicable General Plan of the City of Rosemead. 2. The design of the proposed project is consistent with the applicable General Plan. There is no specific plan. 3. The site is physically suitable for the type of development. 4. The site is suited for the proposed density of development. 5. The design of the project will not conflict with public easements. 6. The design of the project will have no significant adverse effects on the environment, and, therefore, a Categorical Exemption was prepared and adopted in compliance with Rosemead Resolution 79-77, CEQA, and the guidelines for the implementation of CEQA. 7. Discharge of wastes from the proposed project will not result in the violation of existing requirements as prescribed by the California Regional Water Board. Section 3. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Rosemead does approve the request for the Tentative Parcel Map, Zone Change and Zone Variance described in Section 1, subject to the conditions contained in the attached Exhibit "A". Section 4. This action shall become final and effective ten (10) days after this decision by the Planning Commission, unless within such time, a written appeal is filed with the City Clerk for consideration by the Rosemead City Council, as provided in the Zoning Code. PC Resolution 93-39 page 2. Section 5. The secretary shall certify to the adoption of this resolution and transmit copies thereof to the City Clerk of the City of Rosemead. Section 6.
