A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ROSEMEAD GRANTING APPROVAL OF TENTATIVE
PARCEL MAP 23780 FOR PROPERTY LOCATED AT 2664 AND
2704 STINGLE AVENUE, ROSEMEAD.
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES
HEREBY RESOLVE AS FOLLOWS:
Section 1. The Planning Commission of the City of
Rosemead does hereby find and determine that an application was duly
filed by Tom Y. Lee for a lot line adjustment between two properties
for purposes of providing additional parking spaces for a future
garment manufacturing business located at:
2664 and 2704 Stingle Avenue,
and that a public hearing was duly scheduled for June 21, 1993, at
7:00 p.m., in the Council Chambers of Rosemead City Hall, 8838 Valley
Boulevard, Rosemead, California; and that notice of the time, date,
place, and purpose of the aforesaid hearing was duly given according
to law; and that a public hearing was duly conducted at the
aforementioned time and place.
Section 2. The Planning Commission further finds and
determines that this request is in conformance with the Land Use
Element of the General Plan, and;
1. The proposed project is consistent with the applicable
. General Plan of the City of Rosemead.
2. The design of the proposed project is consistent with the
applicable General Plan. There is no specific plan.
3. The site is physically suitable for the type of development.
4. The site is suited for the proposed density of development.
5. The design of the project will not conflict with public
easements.
6. The design of the project will have no significant adverse
effects on the environment, and, therefore, a Categorical
Exemption was prepared and adopted in compliance with
Rosemead Resolution 79-77, CEQA, and the guidelines for the
implementation of CEQA.
7. Discharge of wastes from the proposed project will not
result in the violation of existing requirements as
prescribed by the California Regional Water Board.
Section 3. NOW, THEREFORE, BE IT RESOLVED that the
Planning Commission of the City of Rosemead does approve the request
for the lot line adjustment between the properties described in
Section 1, subject to the conditions contained in the attached
Exhibit "A".
Section 4. This action shall become final and
effective ten (10) days after 'this decision by the Planning
commission, unless within such time, a written appeal is filed with
the City Clerk for consideration by the Rosemead City council, as
provided in the Zoning Code.

CONDITIONS OF APPROVAL
JUNE 24, 1993
1. This map shall be finaled and recorded within two (2) years of
tentative approval. Failure to do so may result in the map's
expiration and the need for another tentative map application.
Any request for extension must be submitted, in writing, together
with ten (10) copies of the map and corresponding plans, to the
Planning Department before the expiration date.
2. The applicant shall sign a notarized affidavit agreeing to these
conditions within ten days of approval.
3. The conditions listed on this Exhibit shall be copied directly
onto development plans submitted to the Planning and Building
Departments for review.
4. The property shall be developed in accordance with the plans,
dated 12-11-92 (marked Exhibit B) and the tentative map, dated
6-3-93 marked Exhibit C) except where otherwise noted. Any
modification shall require prior Planning Department approval.
5. The property shall comply with all appropriate Building, Fire,
and Health Department regulations.
6. Adequate lighting shall be provided in the parking area.
Motion-activated lights shall be installed where deemed
appropriate by the Director of Planning. All exterior lighting
shall be directed away from adjacent properties.
7. Construction activities shall be limited to take place between
the hours of 7:00 a.m. and 8:00 p.m. Monday through Saturday. No
construction shall take place on Sundays or on any legal
holidays.
8. The numbers of the address signs shall be at least 6" tall with a
minimum character width of 1/411, contrasting in color and easily
visible at driver's level from the street. The location, color
and size of such sign shall be subject to the approval of the
Planning Director.
9. All utilities shall be underground including appropriate wiring
for cable television. The underground conversion of these
utilities shall consider all future connections to the
satisfaction of the Director of Planning.
10. The project shall comply with the conditions set forth in the
City Engineer's Report dated 6-16-93, and the Fire Department's
recommendation dated 4-21-93. These conditions shall be
completed to the city Engineer's satisfaction prior to
recordation of the final map.
11. If the subject property can not drain naturally to Stingle
Avenue, a sump pump shall be installed to remedy a drainage
deficiency in the parking lot. Said sump pump shall be equipped
with 6" pipes.
