PC - 1993-32 - Granting Conditional Approval of Tentative Parcel Map 23768PC RESOLUTION 93-32 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD GRANTING CONDITIONAL APPROVAL OF TENTATIVE PARCEL MAP 23768 FOR PROPERTY LOCATED AT 9200 GLENDON WAY, ROSEMEAD. THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY RESOLVE AS FOLLOWS: Section 1. The Planning Commission of the City of Rosemead does hereby find and determine that an application was duly filed by Lucy Polo of Architecture & Radius Map Services to consolidate two parcels into one to facilitate development of a church located at: 9200 Glendon Way or more specifically known as: City of Rosemead, County of Los Angeles, State of California, being a subdivision of a portion of lot 4 of block 9 of Rosemead Tract, as per map recorded in Book 21, pages 114 and 115 of maps, in the office of the County Recorder of said county, and that a public hearing was duly scheduled for June 7, 1993, at 7:00 p.m., in the Council Chambers of Rosemead City Hall, 8838 Valley Boulevard, Rosemead, California; and that notice of the time, date, place, and purpose of the aforesaid hearing was duly given according to law; and that a public hearing was duly conducted at the aforementioned time and place. Section 2. The Planning Commission further finds and determines that this request is in conformance with the Land Use Element of the General Plan, and; 1. The proposed map is consistent with the applicable General Plan of the City of Rosemead. 2. The design of the proposed lot consolidation and improvements is consistent with the applicable General Plan. There is no specific plan. 3. The site is physically suitable for the type of development. 4. The site is suited for the proposed density of development. 5. The design of the lot consolidation will not conflict with public easements. 6. The design consolidation the environm prepared and 79-77, CEQA, CEQA. and proposed improvements of the lot will have no significant adverse effects on :nt, and, therefore, a Categorical Exemption was adopted in compliance with Rosemead Resolution and the guidelines for the implementation of 7. Discharge of wastes from the proposed subdivision will not result in the violation of existing requirements as prescribed by the California Regional Water Board. Section 3. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Rosemead does approve the request for the consolidation of this parcel of land described in Section 1, subject to the conditions contained in the attached Exhibit "A". Section 4. This action shall become final and effective ten (10) days after this decision by the Planning Commission, unless within such time, a written appeal is filed with the City Clerk for consideration by the Rosemead City Council, as provided in the Zoning Code. ROBERT K. YOUNG, CHAIRMAN EXHIBIT A TENTATIVE PARCEL MAP 23768 9200 GLENDON WAY CONDITIONS OF APPROVAL JUNE 7, 1993 1. That the property be developed in accordance with Parcel Map 23768 dated 4-28-93, marked Exhibit B and the elevations and floor plans dated 10-6-92, marked Exhibit C, and approved by the Planning commission on 6-7-93. Failure to do so within two (2) years may result in the map's expiration. Extension requests, in writing, along with ten (10) copies of the map, must be received prior to the expiration date. 2. That the project comply with the conditions as set forth in the City Engineer's report dated 5-2-93, and the Fire Department's recommendations dated 5-24-93. That all conditions shall be completed to the City Engineer's and Director of Planning's satisfaction prior to recordation of the final map. 3. The conditions of approval for Conditional Use Permit 92-571 are hereby incorporated by reference. 4. The applicant shall sign an affidavit of agreement, and return it to the Planning Department within ten (10) days after approval of this request.
