A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF ROSEMEAD GRANTING CONDITIONAL USE
PERMIT 93-587 ALLOWING THE TRANSFER OF AN
EXISTING CONDITIONAL USE PERMIT FOR PROPERTY
LOCATED AT 9010 E. GARVEY AVENUE, UNITS A &
B, ROSEMEAD.
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES
HEREBY RESOLVE AS FOLLOWS:
Section 1. The Planning Commission of the. City of
Rosemead does hereby find and determine that an application was duly
filed by Tat B. Cam to transfer an existing conditional use permit to
operate a sewing factory located at:
9010 E. Garvey Avenue, Units A & B,
and that a public hearing was duly scheduled for April 19, 1993, at
7:00 p.m. in the Council Chambers of the Rosemead City Hall, 8838
Valley Boulevard, Rosemead, and that notice of the time, date, place,
and purpose of the aforesaid hearing was duly given according to law;
and that a public hearing was duly conducted at the aforementioned
time and place.
Section 2. The Planning Commission further finds and
determines that facts do exist as required by Section 9181, et seq.
of the Ordinance of the City of Rosemead justifying the granting of a
Conditional Use Permit.
Section 3. The Planning Commission further finds:
1. The project is in harmony with the elements and objectives
of the General Plan.
2. The project will not be detrimental to the surrounding
properties.
3. The project is desirable to the public convenience.
Section 4. On the basis of evaluation, this project has been
determined to qualify for a Class 9 Categorical Exemption under the
provisions of the California Environmental Quality Act.
Section 5. Based on the above findings, the Planning
Commission hereby grants a Conditional Use Permit for property
described in Section 1, subject to the conditions contained within
the attached Exhibit A.
Section 6. This action shall become final and effective ten
(10) days after this decision by the Planning Commission, unless
within such time a written appeal is filed with the city Clerk for
consideration by the Rosemead.City Council as provided in the Zoning
Ordinance.
Section 7. This resolution is the result of an action taken
by the Planning Commission on April 19, 1993, by the following vote:
YES: Lowrey, Ruiz, Ortiz, Breen, Young
NO : None
ABSENT: None
ABSTAIN: None
Section 8. The secretary shall certify to the adoption of
this Resolution and shall transmit copies of same to the applicant
and Rosemead City Clerk.

9010 GARVEY AVENUE #A & B - ROSEMEAD FASHION, INC.
CONDITIONS OF APPROVAL
APRIL 20, 1993
1. This project shall be developed as per the floor plan, dated
4-12-93, marked Exhibit B.
2. This conditional use permit shall be issued for one (1) year and
may be extended, upon request of the applicant, by the Planning
Commission without benefit of a public hearing. The applicant
shall file a request to extend the conditional use permit within
thirty (30) days prior to its expiration.
3. The project shall comply with all Building & Fire Department
requirements.
4. The number of persons inside the tenant space shall not exceed
total building occupancy as determined by the Building
Department.
5. A parking space immediately in front of one of the loading doors
shall be marked "loading space" to the satisfaction of the
Planning Department, prior to the issuance of an occupancy
permit.
6. The occupant shall comply with Section 5401-5415 of the Rosemead
Municipal Code, which pertains to the storage, accumulation,
collection and disposal of garbage, rubbish, trash and debris.
7. Motion detector lights shall be installed where deemed necessary
and as approved by the Director of Planning.
8. The applicant shall sign an affidavit of agreement, and return it
to the Planning Department within ten (10) days after approval of
this request.
9. The applicant shall abide by the Health and Safety regulations of
other jurisdictions.
