A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF ROSEMEAD GRANTING CONDITIONAL
APPROVAL OF CONDITIONAL USE PERMIT 94-614 AND
PLANNED DEVELOPMENT 94-6 FOR PROPERTY LOCATED
AT 909 SAN GABRIEL BOULEVARD, ROSEMEAD.
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES
HEREBY RESOLVE AS FOLLOWS:
Section 1. The Planning Commission of the City of
Rosemead does hereby find and determine that an application was duly
filed by Air touch Cellular to construct and maintain an unmanned
cellular telephone facility which includes a 60' monopole in the rear
parking lot for property located at:
909 San Gabriel Boulevard,
and that a public hearing was duly scheduled for O

determines that facts do exist as required by Section 9120.6, and
9181.16 et seq. of the Ordinance of the City of Rosemead justifying
the granting of a Conditional Use Permit and Planned Development

1. The project is in harmony with the elements and
objectives of the General Plan.
2. That the granting of the planned development for an
unmanned telephone will not be detrimental to the
public health or welfare, or injurious to the property
and improvements.
3. The project is desirable to the public convenience.
Section 4. On the basis of evaluation, this project
has been determined to qualify for a Negative declaration under the
provisions of the California Environmental Quality Act.
Section 5. Based on the above findings, the Planning
commission hereby grants a Conditional Use Permit and Planned
Development with respect to the property described in Section 1,
subject to the conditions contained within the attached Exhibit A.
Section 6. This action shall become final and
effective ten (10) days after this decision by the Planning
Commission, unless within such time a written appeal is filed with
the City Clerk for consideration by the Rosemead City Council as
provided in the Zoning Ordinance.
Section 7. This resolution is the result of an action
taken by the Planning Commission on October 3, 1994, by the following
vote:

Section 8. The secretary shall certify to the adoption
of this Resolution and shall transmit copies of same to the applicant
and Rosemead City Clerk.

SEPTEMBER 19, 1994
1. The project shall be constructed pursuant to the plans dated
9-14-94, and approved by the Planning Commission of September 19,
1994.
2. The applicant shall designated a representative to be contacted
in case of signal malfunction or other problem. Said party shall
report promptly to the City Planning Department actions taken to
address any such malfunction or problem.
3. The applicant shall obtain the appropriate City, County, State
and Federal licenses and approvals, including a City of Rosemead
Business Occupancy Permit.
4. Within ten days after approval, the applicant shall submit a
notarized affidavit of agreement to all conditions.
5. That the color of the monopole be light blue or other similar
color subject to the approval of the Director of Planning.
6. That a landscape plan be submitted for the City's acceptance.
Said plan shall identify new landscape areas around the equipment
building and planter area where the monopole is located subject
to the review and approval of the Director of Planning.
7. That the parking lot be resurfaced, striped, and appropriate
bumper stops be installed subject to the approval of the Director
of Planning.
8. That except for emergency purposes, the periodic servicing of the
facility shelter be done between the hours of 8:00 a.m. and 5:00
p.m., Monday through Friday.
