MINUTES
1. CALL.TO ORDER - The regular meeting of the Planning Commission of the City
of Rosemead was called to order. by Chairman Cleveland at 7:30 p.m. in the
Council Chambers of Rosemead City.Hall, 8838 Valley Boulevard, Rosemead,
California.
The Pledge of Allegiance was led by Vice=Chairman Lowrey.
The Invocation was delivered by Commissioner Mattern.
2. ROLL CALL - Present: Handy, Lowrey, Cleveland, Ritchie, Mattern
Absent: None
Ex Officio: Dickey, Carmona, Fernandez
3. APPROVAL.OF.MINUTES - Regular meeting, July 7, 1980
Regular meeting, July 21, 1980
It was moved by Commissioner Ritchie, seconded by Commissioner Lowrey, to
approve the foregoing Minutes as printed.

Noes: None
4. ORAL COMMUNICATIONS.FROM.THE AUDIENCE - On items not on the Agenda.
Chairman' Cleveland asked if anyone present wished to.address the Commission.
No one came forward.
PUBLIC.HEARINGS
5. TENTATIVE.TRACT 40288: A subdivision.of land at 8815 Mission Drive in the
City.of Rosemead to.accommodate sixteen (16) units in condominium ownership.
<'Mr. Carmona presented a memorandum to the Commission. --He stated that this
project would also require a zone change, which had not been included-in
the public hearing notice. He informed the Commission that he would reissue
the public hearing notice with the correct information.
6. CONDITIONAL USE...PERMIT 80-191: Low Toros Meat Market, request by Salvador
and Rosario Vargas to continue the sale of beer and.wine.'.in conjunction with
an existing market.
Mr. Carmona explained to the Commission that this application had been with-
drawn by the applicants.
OTHER BUSINESS
7. MODIFICATION TO.SECTION 8110: Request by Wai.FOng at 9225 Guess Street for
a waiver of sidewalk installation.
The memorandum was presented by Mr. Carmona.
There was adiscussion.by the Commission regarding the requirements of
Section 8110. Also discussed was the cost of the improvement to the sub-
ject property and the cost to install the sidewalk.
it was moved by Commissioner Ritchie, seconded by Commissioner Handy, to
waive the sidewalk requirement for property located at 9225 Guess Street.

AMENDMENT TO PLANNING COMMISSION MINUTES
OF AUGUST 4, 1980:
11. MATTERS.FROM CITY OFFICIALS.AND STAFF
D. There was a discussion by the Planning Commission regarding the scheduling
of a study. session to review Section 8110 of the Rosemead Municipal Code.
It was decided to hold the study session on August 18, 1980, at 7:00 p.m.
prior to the regular meeting.
