PC - 1980-49 - General Plan Amendment 80-1 At 4020-4106 Walnut Grove Ave0 6 PC RESOLUTION 80-49 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ROSEMEAD, AN AMENDMENT TO THE LAND USE ELEMENT OF THE ROSEMEAD GENERAL PLAN FOR THAT AREA LOCATED AT 4020-4106 WALNUT GROVE AVENUE, ROSEMEAD, CALIFORNIA. (GENERAL PLAN AMENDMENT 80-1) THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY RESOLVE AS FOLLOWS: Section 1. The Planning Commission hereby finds and determines that an application was duly filed by Good Earth Development Company to request a General Plan Amendment, from low-density residential to high-density residential, for property located at 4020-4106 Walnut Grove Avenue,, Rosemead, California, or more specifically known as: Lots 4, 5, 6, 7, 8, s 9, Tract 4856 in the City of Rosemead, as per map recorded in Book 45, Page 56 of Maps, in the office of the County Recorder,.Los Angeles County, and that a public hearing was duly scheduled for December 15, 1980, at 7:30 p.m., in the Council Chambers of Rosemead City Hall, 8838 Valley Boulevard, Rosemead, California; and that notice of the time, date, place and purpose of the aforesaid hearing was duly given to affected property owners and surrounding properties, according to law; and that a public hearing was duly conducted at the aforementioned time and place, Section 2, 'The Planning Commission further finds that the General Plan calls for this area to be low-density residential; however, the development of single-family residential is unfeasible due to the character of the land. There- fore, it appears reasonable to recommend that the Land Use Element of the General Plan be amended to high-density residential, Section 3. The Planning Commission hereby finds that amending the Land Use Element of the General Plan from low-density residential to high-density residential as outlined above will not have a significant adverse effect on the environment. Section 4. The Planning Commission further finds that a Negative Dec- laration was prepared in compliance with the California Environmental Quality Act (CEQA), the Guidelines for the implementation of CEQA, and Rosemead Resolution 75-28. Section 5.
