PC - 1980-42 - An Amendment To The land Use Element Of The Rosemead General Plan At 8514-16-18 Valley Blvd and 3899 Walnut Grove Ave6 PC RESOLUTION 80-42 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ROSEMEAD, AN AMENDMENT TO THE LAND USE ELEMENT OF THE ROSEMEAD GENERAL PLAN FOR THAT AREA LOCATED AT 8514-16-18 VALLEY BOULEVARD AND 3899 WALNUT GROVE AVENUE, ROSEMEAD, CALIFORNIA. THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY RESOLVE AS FOLLOWS: Section 1. The Planning Commission hereby finds and determines that an application was duly filed by Harry Higley to request a General Plan Amend- ment, from low-density residential to high-density residential, for property located at 8514-16-18 Valley Boulevard and 3899 Walnut Grove Avenue, Rosemead, California; or more specifically known as: Portion. of Lot 2 of Tract 3315, Book 36, Page 22 and that a.public hearing was duly scheduled for November 17, 1980, at 7:30 p.m. in the Council Chambers of Rosemead City Hall, 8838 Valley Boulevard, Rosemead, California;-and that notice of 'the time, date, place and purpose of the afore- said hearing was:duly given according to law;"-and that-a public hearing was duly conducted at the aforementioned time and place. Section 2. The Planning Commission further fifidstthat;:the General Plan calls for this area to be low~.density,residential; however, the develop- ment of single-family residential is unfeasible due to the topography of the land. Therefore, it appears reasonable to recommend that the Land Use Element of the General Plan be amended to high-density residential. Section 3. The Planning Commission hereby finds that amending the Land Use Element of the General Plan from low-density residential to high-density as outlined above, will not have a significant adverse effect on the environment. Section 4. The Planning Commission further finds that a Negative Declaration was prepared in compliance with the California Environmental Quality Act (CEQA), the Guidelines for the,-.implementation of CEQA, and Rosemead Resolution 75-28. Section 5. NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission of the City of Rosemead recommends that the City Council of the City of Rosemead amend the Land Use Element of the General Plan for that property described in Section 1, hereinabove.
