A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD
GRANTING CONDITIONAL USE PERMIT 80-196 AND ZONE VARIANCE 80-92.
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY RESOLVE
AS FOLLOWS:
Section 1. The Planning Commission.of

and that a public hearing for both requests was duly-set for July~7, 1980, at
7:30 p.m., in the Council Chambers of Rosemead City. Hall, 8838 Valley Boulevard,
Rosemead, California, and that notice of the time, place and purpose of the
aforesaid hearing was duly given, and that a hearing was duly conducted at the
aforementioned time and place.
Section 2. The Planning Commission further finds and determines that
facts do exist as required by Section 9180, et. seq., of the ordinances of the
City of Rosemead justifying the granting of a conditional use permit and a zone
variance.
Section 3. The-Planning Commission further finds:
1. The project is in harmony with the elements and objectives of the
General Plan.
2. The project. will not be detrimental to the surrounding properties.-
3. The project is desirable to the public convenience.
4. Approval of the variance, as submitted, will not constitute the
granting of a special privilege being consistent with the limi-
tations on the other properties in the vicinity. -
5. Approval of the variance will not prove detrimental to the
adjacent properties of the sourrounding neighborhood.
6. There are exceptional circumstances applicable to the property
that do not generally apply to other properties in the C-3 zone.
7. Approval of this variance will not be contrary to the objectives
of the General Plan.
.Section 4. Based on the aforementioned findings, the Commission hereby
grants a conditional use permit and a,-zone variance with respect to the property
described in Section 1 of this Resolution, subject to the following conditions:
1. Maintain the property in'accordance with Section 5104-5145 relative
to trash, litter and debris.
2. All signing on the site shall..be in accordance with Section 9902-
9905, Signs.
3. Within ten (10) days of,approval.of the conditional use permit, the
applicants shall submit to the Planning Department, a notarized
Affidavit of Agreement to all conditions.
Section 5. This action shall become final and effective ten (10) days
after this decision.by the Planning Commission unless within such time a written
appeal is filed with the City Clerk for consideration by the.Rosemead City
Council, as provided in the Zoning Ordinance.
Section 6. The secretary shall certify to the adoption of the Resolution
and shall transmit copies of same to the applicant and the Rosemead City Clerk.
