PC RESOLUTION 80-31
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD
GRANTING CONDITIONAL USE PERMIT 80-192.
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY RESOLVE
AS FOLLOWS:
Section 1. The Planning Commission of the City of Rosemead does hereby
find and determine that an application was filed by Rudy Balderrama for the estab-
lishment of a church on property located at:
2403 San Gabriel Boulevard, Rosemead, California;
and that a public hearing was duly set for September 2, 1980, at 7:30 p.m., in
the Council Chambers of Rosemead City Hall, 8838 Valley Boulevard, Rosemead,
California, and that notice of the time, date, place and purpose of the aforesaid
hearing was duly given; and that a hearing was duly held at the aforementioned
time and place.
Section 2. The Planning Commission further finds and determines that
facts do exist as required by Section 9180, et. seq., of the Ordinances of the
City of Rosemead, justifying the granting of a conditional use permit.
Section 3. The Planning Commission further finds:
r:l. The project is in harmony with the elements and objectives of the
General Plan.
2. The project will not be detrimental to the surrounding properties.
3. The project is desirable for the public convenience.
4. On the basis of evaluation, this project has been determined to be
a Class 9 Categorical Exemption under the provisions of CEQA. A
Notice of Exemption was filed with the County Clerk of the County
of Los Angeles.
Section 4. Based on the aforementioned findings, the Commission hereby
grants a conditional use permit with respect to the property described in Section 1
of this Resolution, subject to the following conditions.:

2. Remove all building directory signs that do not serve to identify
the occupant of the premise upon which it is located.
3. Maintain the property in a clean and litter-free state in accordance
with Section 54-4-5415 of the Rosemead Municipal Code.
4. Attempt to provide some means of landscaping within the parking
areas.
5. This conditional use permit shall be approved for a period of three
(3) years at which time the Commission may review and extend the
permit without benefit of a public hearing.
6. This conditional use permit is not transferable to future purchasers
and/or occupants.
7. The parking lot shall be restriped as per City standards.
8. Conditions 1 and 7 shall be complied with on or before March 1, 1980.
Section 5. This action shall become final and effective ten (10) days
after this decision by the Planning Commission unless within such time a written
appeal is filed with the City Clerk for consideration by the Rosemead City
Council, as provided in the Zoning Ordinance.
*1. Remove the sign facia from the abandoned free-standing sign on the corner
.of San Gabriel Boulevard and Baruch as it does not reflect any use within
the property and is an eyesore and possible hazard.

Section 6. The secretary shall certify to the adoption of the
Resolution and shall transmit copies of same to the applicant and the Rosemead
City Clerk.
