A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD
RECOMMENDING TO THE CITY COUNCIL OF THE CITY 0- ROSEMEA.D, A
CHANGE OF ZONE, FROM R-1, SINGLE-FAMILY RESIDENTIAL, TO P-PARKING,
FOR PROPERTY LOCATED AT 8714 VALLEY BOULEVARD. (ZONE CHANGE 80-115)
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY RESOLVE
AS FOLLOWS:
Section 1. The Planning Commission does hereby find and determine
that an application was duly filed by Robert Chang and David Tsai requesting
a change of zone, from R-1, Single-family Residential to P-Parking for
propertu located at:
8714 Valley Boulevard, Rosemead, California;
and that a public hearing was duly set for April 21, 1980 and continued to
May 5, 1980.and May 19, 1980, at 7:30 p.m., in the Council Chambers of Rosemead
City ;:all, 8838 Valley Boulevard, Rosemead, California, and that notice of the
time, date, place and purpose of the aforesaid hearing was given according to
law; and that a public hearing was duly conducted at. the aforementioned times
and place.
Section 2. The Planning Commission further finds that this zone
change is in conformance with the Land Use Element of the General Plan.
Section 3. NOW, THEREFORE, BE IT RESOLVED, that the Planning Com-
mission of the City of Rosemead recommends that the City Council change the zone
of that parcel of land described hereinabove, subject to the following conditions:
1. Applicant will construct the motel in conformance with the approved
site plan, as presented to the Commission on may 19,.1980.
2. Applicant will install a decorative block wall with landscaping
along the south, west, and east property lines, tc the satisfaction
of the Planning Director.
3. Trash enclosures will be constructed per Cit17 standards.
.4. Access to Steele Street will be restricted to emergency access
only, and marked "Fire Lane".
5. Lights in the parking lot to be installed to the satisfaction of
the Planning Director.
6. Parking lot :fill be constructed per City standards.
7. The applicant shall design the building in such a manner as to
restrict the visual infringement onto the adjacent residential
property. Building.design plans shall be submitted to the
Director of Planning for approv.,,l.
..8. Access on Steele Street shall be for emergency vehicles only.
9. A landscaping plan for Steele Street shall be submitted to the
Director of Planning for approval.
Section 4. The secretary shall certify to the adoption of the
Resolution and transmit copies thereof to the City Clerk of the Cite of Rosemead.
