A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD GRANTING
CONDITIONAL APPROVAL OF PARCEL MAP 14664. (A ONE-LOT SUBDIVISION INTO
TWO SEPARATE PARCELS)
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY RESOLVE
AS FOLLOWS:
Section 1. The Planning Commission of the City of Rosemead does hereby
find and determine that an application was duly filed by Jafar Jalalat, requesting
a one-lot subdivision into two separate parcels for property located at 9341 Glendon
Way; or more specifically known as:
That portion of Lot 7, in Book 9 of Rosemead, Sheet No. 2 as per map
recorded in Book 21, Page 114 and 115 of Maps in the Office of the
County Recorder of said County;
and that a public hearing was duly scheduled for December 7, 1981, at 7:30 p.m., in
the Council Chambers of Rosemead City Hall, 8838 Valley Boulevard, Rosemead,
California; and that notice of the time, date, place and purpose of the aforesaid
hearing was duly given; and that a public hearing was duly conducted at the
aforementioned time and place.
Section 2. The Planning Commission further finds that this subdivision
request is in conformance with the Land Use Element of the General Plan; and,
1. The proposed map is consistent with the applicable General Plan of
the City of Rosemead. There is no specific plan.
2. The design of the proposed subdivision and improvements are consistent
with the applicable General Plan. There is no specific plan.
3. The site is physically suitable for the type of development.
4. The site is suited for the proposed density of development.
5. The design of the subdivision will not conflict with public easements.
6. The design and proposed improvements of the subdivision will have no
adverse environmental effects on fish, wildlife or their habitat, or
cause any public health problems. A Negative Declaration has been
prepared in compliance with Rosemead Resolution 79-77, CEQA, and the
Guidelines for the implementation of CEQA.
7. Discharge of wastes from the proposed subdivision will not result in
violation of existing requirements as prescribed by the California
Regional Water Board.
Section 3. NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission of
the City of Rosemead does approve the request for subdivision of that parcel of land
described in Section 1, subject to the following conditions:
1. The applicant shall comply with all of the conditions as setforth in
the City Engineer's recommendation, (Exhibit A).
2. A sidewalk shall be provided along Glendon Way in accordance with
City standards.
3. The proposed garage must be built and the existing garage be demolished
prior to the filing of the final map.
4. The existing house on Parcel 1 shall have a new roof installed and
the exterior painted.
5. Prior to the issuance of building permits for Parcel 2, the location
and setbacks of the proposed structure shall be approved by the
Planning Commission Modification Committee, the Director of Planning,
and Building Official.
Section 4. The secretary shall certify to the adoption of the Resolution
and transmit copies thereof to the City Clerk of the City of Rosemead.

which are inconsistent with requirements of ordinances, general conditions of
approval, or City policies must be specifically approved in the other condi-
tions of these minutes.
COMPLY WITH THE FOLLOWING CIRCLED CONDITIONS:
A. Comply with the City Engineer's requirements regarding street and
drainage improvements and easements needed for street drainage or
slopes.
B. Align the centerlines of all local streets without creating jogs
of less than 150 feet.
C. Design local streets to have minimum centerline curve radii
which will provide centerline curves of 100 feet minimum length,
except that reversing curves need not exceed a radius of 1500
feet'and any curve need not exceed a radius of 3000 feet. Only
the length of curve outside of the BCR is used to satisfy this
100 foot minimum requirer.3nt
D. Use a;minimum centerline radius of 500 feet on a local street
with an intersecting street on the concave side. The length
of curve shall be a minimum of 300 feet.
E. Where an entrance street intersects a highway that is only
partially improved, provide additional pavement on the highway
to allow for a striped left-turn pocket.
F. Local streets shall be aligned such that the central angles
of the right of way radius returns do not differ by more than
10°.
G. Where ever street grades exceed 6%, no driveways will be
permitted within.the area 25 feet upstream of any catch
basins.

Easements shall not be granted or recorded within areas proposed to be
granted, dedicated, or offered for dedication for public streets or highways,
access rights, building restriction rights, or other easements until after
the final parcel map or tract map is filed with the County Recorder unless
such easements are subordinated.to the proposed grant or dedication. If
easements are granted after the date of tentative approval, a subordination
must be executed by the easement holder prior to the filing of the final
parcel map or tract map.
Monumentation of Tract/Parcel Map boundaries, street centerlines and lot
boundaries is required.
A preliminary a/parcel map guarantee is needed showing all fee
interest holders; all interest holders whose interest could ripen into a
fee; all trust deeds, together with the name of the trustee; and all ease-
ment holders. The account for this title report should remain open until
the final parcel map is filed with the County Recorder.
A final parcel map or tract map prepared by, or under the direction of,.
a Registered Civil Engineer or Licensed Land Surveyor must be processed
through the City Engineer prior to being filed with the County Recorder,
unless the final parcel map is waived by the City.

his examination pursuant to Sections 66442 or 66450 of the Government Code,
obtain clearances from all affected Departments and Divisions, including a

If such distances will create nonconforming conditions, such lot lines
shall be relocated or the noncomplying conditions of the buildings shall be

PRIOR TO FILING THE FINAL LAND DIVISION MAP, THE FOLLOWING CONDITIONS. MUST BE FULFILLED:
A grading plan must be approved by the City Engineer. This grading plan must
be based on a detailed engineering geology report and/or soils engineering
report and must be specifically approved by the geologist and/or soils
engineer and show all recommendations submitted by them. It must also agree
with the teptative map and conditions as approved by the City of La Habra
Heights. All buttresses over 25 feet high must be accompanied by
calculations.
A detailed engineering geologic report (and soils engineering report) must
be approved by the City Engineer.
All geologic hazards associated with this proposed development must be
eliminated.

the satisfaction of the City Engineer and dedicate to the City the right-to

Specific recommendations will be required from the consultant(s) regarding

site lots. A report will be filed with the State Real Estate Commissioner
indicating that additional geologic and/or soils engineering studies may be
required for ungraded site lots by the City Engineer.
INFORMATION APPLICABLE TO THIS DIVISION OF LAND:
The subdivider is advised that approval of this division of land is contingent
upon the installation and use of a sewer system.
The Health Department is advised that there is no assurance at this time that
geologic and soil conditions will allow the sustained use of private sewage
disposal on each lot.
The Real Estate Commissioner will be advised that due to adverse geologic
conditions which exist on the land division, a final geologic report approved
by the City Engineer will be filed with the Commissioner concurrently with
the filing of 'the final land division map.
A geology and/or soils report may be required prior to the approval of
building and/or grading plans.

The Sanitation District facilities in the vicinity of the subject project
are not affected. The sewage flow generated within the development is tributary
to the Districts' Santa Anita Outfall Trunk Sewer. The Districts' sewer has
capacity for the anticipated flow.
This office has no objection to the finalization of the project as shown.
