A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF -

IN CONJUNCTION WITH A 49-UNIT PLANNED DEVELOPMENT PROJECT -
LOCATEDAT 1'100'WALNUT GROVE AVENUE, ROSEMEAD,.CALIFORNIA.
. THE •PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY
'RESOLVE AS FOLLOWS: -
- Section.-1.. The-Planning.Commission of the City of Rosemead
does hereby. fin d and determine that an application was duly filed by
J.H. Hedrick & Company, requesting a Planned Development review under
- Section 9120.10 of.the City of Rosemead Municipal Code for the property
generally known as: 1190 Walnut Grove Avenue;. Rosemead-, California or
more specifically identified as:
Tract'38455 - as recorded with the Los Angeles County'Assessor;
and. that special meetings of.the Rosemead Planning
Commission were duly scheduled to consider the matter for,September 11 1981
at 7:30 p.m: in the Council Chambers of.the Rosemead City Hall, 88.38 .
Valley Boulevard, Rosemead, California;, and that notice of the time,
date, place, and purpose of the aforesaid meetings were duly given;
and that the meetings were duly conducted at the aforementioned time ,
and place. -
..Section 2. The Planning Commission further finds and determines,
that facts and evidence offered at the meetings described in Section 1
justify thedenying/approving of Planned -Development.•Review 81-1.
Section 3.- The Planning Commission further finds:
1: The project is/is not in harmony with-the elements and..
objectives of the General Plan.
2.:. The project will/will not be detrimental to the surrounding
properties.
3. This project has been previously reviewed under C86A.and has
been found to have no si.gnificaht negative effect on the
environment (reference City files, Tract 38455 and
Zone Change 79--112) - - -
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES RECO14TIEND
TO THE CITY COUNCIL'AS FOLLOWS:
Section 1., Based on the.aforementioned•finds, the Planning '
Commission hereby 'recommends denial/approval of Planned Developme . nt
Review 81-1 to the City Council of the City of Rosemead; subject to the
conditions. as described in;Exhibit "A" attached '(if-applicable).
Section 2.' That.the•Secretary shall certify.,to, the adoption
of the Resolution and transmit copies •to.t{he City Clerk of the City of '

A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD
RECOMMENDING APPROVAL OF PLANNED DEVELOPMENT REVIEW 81-1 IN
CONJUNCTION WITH A 49 UNIT PLANNED DEVELOPMENT PROJECT LOCATED
AT 1100 WALNUT GROVE AVENUE, ROSEMEAD, CALIFORNIA.
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD HEREBY FINDS, RESOLVES
AND DETERMINES AS FOLLOWS:
Section 1. An application was duly accepted on August 17, 1981 from
J.H. Hedrick & Company, requesting a Planned Development Review (PDR 81-1) under
Section 9120 et seq., of the City of Rosemead Municipal Code for a 49 unit residential
Planned Development located at 1100 Walnut Grove Avenue, Rosemead, California.
Section 2. On September 1, 1981 and September 15, 1981, duly noticed
special meetings of the Planning Commission were held at which time evidence, both
written and oral, was presented to and considered by the Commission in connection
with PDR 81-1.
Section 3. The Planning Commission has reviewed and considered the
Negative Declaration prepared for the project prior to making its decision whether
to recommend approval or disapproval of PDR 81-1. The Commission finds that the
proposed Planned Development will not have a significant effect on the environment
as indicated in said Negative Declaration.
Section 4. The proposed Planned Development, as modified by the con
ditions listed on Exhibit "A" attached hereto, is consistant with the General
Plan of the City of Rosemead which designates this property as multiple residential.
Section 5. The proposed Planned Development, as modified by the conditions
listed in Exhibit "A" attached hereto, is compatible with the surrounding area. The
subject property is zoned P-D (Planned Development). The surrounding properties are
developed as residential, including multiple residential.
Section 6. On the basis of the foregoing findings, the Planning Commission
hereby recommends to the City Council of the City of Rosemead that Planned Development
Review 81-1 be approved, subject to the conditions listed in Exhibit "A" attached
hereto.
Section 7. The Secretary shall certify the adoption of this Resolution
and transmit copies to the City Clerk of the City of Rosemead.
