A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD
RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ROSEMEAD, APPROVAL OF
PLANNED DEVELOPMENT REVIEW 81-2 FOR THE ADDITION OF BUILDINGS TO BE
USED IN CONJUNCTION WITH NARRAMORE CHRISTIAN FOUNDATION LOCATED AT
1409.WALNUT GROVE AVENUE, ROSEMEAD, CALIFORNIA.
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD HEREBY FINDS, RESOLVES
AND DETERMINES AS FOLLOWS:
Section 1. An application was duly accepted on October 13, 1981, from
Narramore Christian Foundation, requesting a Planned Development Review (PDR 81-2)
under Section 9120., et. seq., of the City of Rosemead Municipal Code for the
addition of a dormitory and a dining room with a basement; and the addition of an
audiovisual and maintenance building to an existing service building on property
located at 1409 Walnut Grove Avenue, Rosemead, California.
Section 2. On June 21, 1982 a duly noticed regular Planning Commission
meeting was held, at which time evidence, both written and oral, was presented to
and considered by the Commission in connection with Planned Development Review 81-2.
Section 3. The Planning Commission has reviewed and considered the
Negative Declaration for this project prior to making it's decision whether to
recommend approval or disapproval of Planned Development Review 81-2. The Commission
finds that the proposed planned development will not have a significant effect on
the environment as indicated in said Negative Declaration.
Section 4. The proposed Planned Development, as modified by the conditions
listed on Exhibit "A" attached hereto, is consistent with the General Plan of the
City of Rosemead which designates this property as'lEducation/Institution!:-
Section 5. The proposed Planned Development, as modified by the con-
ditions listed in Exhibit "A" attached hereto, is compatible with the surrounding
area. The subject property is zoned P-D (Planned Development). The surrounding
properties are developed as single family residential, medium commercial, and
recreational.
Section 6. On the basis of the foregoing findings, the Planning Commission
hereby recommends to the City Council of the City of Rosemead that Planned Development
Review 81-2 be approved, subject to the conditions listed in Exhibit "A" attached
hereto.
Section 7. This resolution is the result of an action taken by the Planning
Commission at their regular meeting, June 21, 1982 by the following vote:

ABSTAIN: None
Section 8. The secretary shall certify to the adoption of this Resolution
and transmit copies to the City Clerk of the City of Rosemead.

FY}7TRTT "A"
1. That the proposed project be developed in accordance with plans dated May 28,
1982.
2. That the parking stall sizes be changed to be consistent with the newly-adopted
City Parking Standards.
3. That the small car parking be redistributed to the satisfaction of the Director
of Planning.
4. That trash enclosures be provided to the satisfaction of the Director of Planning.
5. That a six foot (6') high masonry block wall be constructed along the west and
south property lines adjacent to all new parking and/or building locations.
6. That the dining/dormitory facilities are to be used exclusively by the Narramore
organization, and that at such time that the use may change to provide a com-
mercial use, (i.e., hotel, motel, restaurant, etc.), a new P-D.application shall
be approved prior to such change.
f` 7. That all new paved areas shall be 4" of AC over 6" aggregate, or 6 inches of
concrete.
8. That all on-site new lighting shall be directed away from residential areas.
9. Within ten (10) days after approval, the applicant shall submit a signed,
notarized Affidavit of Agreement to all conditions to the Planning Department.
10. All of the required parking spaces for this project shall be paved and marked
prior to building occupancy on a building-by-building basis.
11. Prior to the renewal or renegotiation of this lease, or proposal for any others,
the City Planning Department shall be given thirty (30) days written notice.
12. The approval of Planned Development Review 81-2 shall supercede the Master Plan
approved in 1969.
