PC - 1982-11 - Approval Of Planned Development Review 82-4 At 8301 Arroyo DriveD PC RESOLUTION 82-11 9 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD.. _ ,RECOMMENDING APPROVAL-OF PLANNED DEVELOPMENT_REVIEW:82-4 IN CON JUNCTION WITH THE ADDITION OF A RECTORY/RESIDENCE LOCATED AT 8301 ARROYO DRIVE, ROSEMEAD, CALIFORNIA. THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD HEREBY FINDS, RESOLVES AND DETERMINES AS FOLLOWS: Section 1. An application was duly accepted on January 27, 1982, from Saint Joseph Salesian Youth Center, requesting a Planned Development Review (PDR 82-4) under Section 9120 et. seq., of the City of Rosemead Municipal Code for the addition of a rectory/residence on property located at 8301 Arroyo Drive, Rosemead, California. Section 2. On March 15, 1982 and May 3, 1982, duly noticed regular Planning Commission meetings were held, at which time evidence, both written and oral, was presented to and considered by the Commission in connection with Planned Development Review 82-4. Section 3. The Planning Commission has reviewed and considered the Negative Declaration prepared for this project prior to making it's decision whether to recommend approval or disapproval of Planned Development Review 82-4. The Commission finds that the proposed planned development will not have a significant effect on the environment as indicated in said Negative Declaration. Section 4. The proposed Planned Development, as modified by the conditions listed on Exhibit "A" attached hereto, is consistent with the General Plan of the City of Rosemead which designates this property as Public Facilities/Education. Section 5. The proposed Planned Development, as modified by the conditions listed in Exhibit "A" attached hereto, is compatible with the surrounding area. The subject property.is zoned P-D (Planned Development). The surrounding properties are developed as Private Education Institutional and single-family residential. Section:6:_:On the basis of the foregoing findings, the Planning Commission hereby recommends to the City Council of the City of Rosemead that Planned Development Review 82-4 be approved, subject to the conditions listed in Exhibit "A" attached hereto. Section 7. This resolution is the result of an action taken by.the Planning Commission at their regular meeting, May 3, 1982, by the following vote: AYES: De Cocker, Schymos, Ritchie, Lowrey, Mattern NOES: None Section 8. The secretary shall certify to the adoption of this Resolution and transmit copies to the City Clerk of the City of Rosemead. The applicant has represented to the Planning Commission that it has the permission of Don Bosco Technical Institute to use parking spaces on the Don Bosco. Technical Institute property. Any change in the current arrangement between Don Bosco Technical Institute and the Salesian Center shall be reported by the applicant, the Salesian Center, to the Planning Department within ten (10) days of the effective date of said change. Upon receiving such notification, the Planning Department shall schedule a hearing to require full parking to be provided according to Code standards. 2. Adequate trash pick-up area and enclosure shall be submitted for the Planning Department's approval. 3. Repave the parking lot to current standards, 4 inches of AC over 4 inches base; or 6 inches of concrete.
