A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD GRANTING
CONDITIONAL APPROVAL FOR AN EXPANSION OF CONDITIONAL USE PERMIT 74, ON
PROPERTY LOCATED AT 8653 GARVEY AVENUE, ROSEMEAD, CALIFORNIA.
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY RESOLVE AS
FOLLOWS:

Section 1. The Planning Commission of the City of Rosemead does hereby
find and determine that an application was duly filed by Frederick B. Cordova, Jr.
and Joan M. Cordova, requesting the expansion of Conditional Use Permit 74, for
the construction of custodian's quarters to be used in conjunction with an existing
mini-storage warehouse facility, known as "American Mini-Storage, Ltd.", and
located at:
and that a public hearing was duly scheduled for March 1, 1982, at 7:30 p.m., in
the Council Chambers of Rosemead City Hall, 8838 Valley Boulevard, Rosemead,
California; and that notice of the time, date, place, and purpose of the aforesaid
hearing was duly given; and that a public hearing was duly conducted at the afore-
mentioned time and place.

Section 2. The Planning Commission further finds and determines that
facts do exist, as required by Section 9180., et. seq., of the Ordinances of the
City of Rosemead, justifying the granting of a conditional use permit expansion.
Section 3. The Planning Commission further finds:
1. The project is in harmony with the elements and objectives of the
General Plan.
2. The project will not be detrimental to the surrounding properties.
3. The project is desirable to the public convenience.
4. On the basis of evaluation, this project has been determined to be
a Class Nine categorical exemption under the provisions of the
California Environmental Quality Act. A Notice of Exemption was
filed with the County Clerk.
Section 4. Based on the aforementioned findings, this Planning Commission
hereby grants an expansion of a conditional use permit with respect to the property
described in Section 1 of'this Resolution, subject to the conditions set forth in
Exhibit "A", attached, and the addition of the following conditions:
1. The applicant shall apply for all necessary building permits for the
addition.
2. The unit shall be provided exclusively for custodial or managerial
purposes.
3. Garage space for the residence shall be designated as Unit 3 and
Unit 4. If one space is not required for parking, it may be used
for storage.
*4. There will be a trash bin on the northwest corner in a suitable
enclosure, approved by the Planning Director.
5. All original conditions of approval, (Exhibit "A"), shall apply
to this expansion.
Section 5. This action shall become final and effective ten (10) days
after this decision by the Planning Commission, unless within such time, a written
appeal.is filed with the City Clerk for consideration by the Rosemead City Council,
as provided in the Zoning Ordinance.
Section 6. This resolution is the result of an action taken by the
Planning Commission on March 1, 1982, by the following vote:

Section 7. The secretary shall certify to the adoption of this Resolution
and shall transmit copies of same to the applicant and Rosemead City Clerk.
