PC - 1982-07 - Approval Of Parcel Map 147690 PC RESOLUTION 82-7 • A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD, GRANTING CONDITIONAL APPROVAL OF PARCEL MAP 14769, (A SUBDIVISION OF LOTS TO CREATE TWO SEPARATE PARCELS), AND VACATION OF CERTAIN EASEMENTS. THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY RESOLVE AS FOLLOWS: Section 1. The Planning Commission of the City of Rosemead does hereby find and determine that an application was duly filed by Sepulveda Properties, Inc., and Jennings, Halderman, & Hood, requesting the subdivision of existing lots to create two (2) separate parcels, and the vacation of'sewer easements, known-as: D-458/411, D-458/415, D-458/417 and D-458/419; • on property located generally located south of the Pomona Freeway and west of San Gabriel Boulevard; or more specifically known as: Being that single parcel recorded as Document Number 81-677735 on July 7, 1981, and a portion of Lot 1, P.M. 11141, Book 133, Pages 1-3 of Maps in the City of Rosemead, County of Los Angeles, State of California; and that a public hearing was duly scheduled for February 17, 1982, at 7:30 p.m., in the Council Chambers of Rosemead City Hall, 8838 Valley Boulevard, Rosemead, California; and that notice of.the time, date, place, and purpose of the aforesaid hearing was duly given; and that a public hearing was duly conducted at the afore- mentioned time and place. Section 2. The Planning Commission further finds that this subdivision request in in conformance with the Land Use Element of the General Plan; and, 1. The proposed map is consistent with the applicable General Plan of the City of Rosemead. There is no specific plan. 2. The design of the proposed subdivision and improvements are consistent with the applicable General Plan. There is no specific plan. 3. The site is physically suited for the type of development. 4. The site is suited for the proposed density of development. 5. The design of the subdivision will not conflict with public easements. 6. The design and proposed improvements of the subdivision will have no adverse environmental effects on fish, wildlife or their habitat, or cause any public health problems. A,Supplemental_Environmental Impact Report has previously-been reviewed and accepted.in accordance with CEQA, (Section 15067.5), and the City of Rosemead Resolution 79-77. 7. Discharge of wastes from the proposed subdivision will not result in violation of existing requirements as prescribed by the California Regional Water Board. Section 3. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Rosemead does approve the request for subdivision of that parcel of land and the vacation of the.-sewer-easements described in Section 1, subject to the conditions contained with Exhibit 'A", (attached). Section 4. The secretary shall certify to the adoption of the Resolution and transmit copies of same to the City Clerk of the City of Rosemead. Section 5. Jlid. !i7 G4~/60-3 7eZ 2/13/80 STATEMENT TO ACCOMPANY SITE PLAN The following is submitted in supplement to the information shown on the site plan being submitted with the proposed Parcel Map No. 14769. All oil wells within the Edison easement and within the shopping center site and adjacent residual parcels will be abandoned. All electrical transmission lines traversing the property will be relocated. All on site drainage and drainage tributary to the site will be collect- ed in a drainage system and delivered to the existing box culvert in vacated Arroyo Drive. Sewage disposal will be through the Los Angeles County Sanitation District Trunk Sewer. The development area is 109.7 acres (4,778,532 sq. ft) in Montebello and 31.4 acres (1,367,784 sq. ft.) in Rosemead. The footprint for the anticipated regional shopping center has been shown on the site plan. There will be additional development in the adjacent residual parcels, however, planning has not yet reached the stage where information can be shown on the site plan.
