PC - 1982-39 - Granting Conditional Approval Of Parcel Map 15311PC RESOLUTION 82-39 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD GRANTING CONDITIONAL APPROVAL OF PARCEL MAP 15311. (A ONE-LOT SUBDIVISION INTO TWO SEPARATE PARCELS.) THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES HEREBY RESOLVE AS FOLLOWS: Section 1. The Planning Commission of the City of Rosemead does hereby find and determine that an application was duly filed byiL ona M. Hanson, requesting a one-lot subdivision into two separate parcels for property located at 9023 Ralph Street; or more specifically known as: Being a division of Lot 64, Tract No. 6288, Map Book 74, Page 4; and that a public hearing was duly scheduled for December 6, 1982, at 7:30 p.m., in the Council Chambers of Rosemead City Hall, 8838 Valley Boulevard, Rosemead, California; and that notice of the time, date, place and purpose of the aforesaid hearing was duly given according to law; and that a public hearing was duly conducted at the aforementioned time and place. Section 2. The Planning Commission further finds and determines that this request is in conformance with the Land Use Element of the General Plan, and; 1. The proposed map is consistent with the applicable General Plan of the City of Rosemead. There is no specific plan. 2. The design of the proposed subdivision and improvements are consistent with the applicable General Plan. There is no specific plan. 3. The site is physically suitable for the type of development. 4. The site is suited for the proposed density of development. 5. The design of the subdivision will not conflict with public easements. 6. The design and proposed improvements of the subdivision will have no adverse environmental effects on fish, wildlife or their habitat, or cause any public health problems. A Notice of Exemption was filed with the County Clerk on November 23, 1982. 7: Discharge of wastes from the proposed subdivision will not result in the violation of existing requirements as prescribed by the California Regional Water Board. Section 3. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Rosemead does approve the request for subdivision of that parcel of land described in Section 1, subject to the following conditions: 1. Comply with conditions as set forth in the Deputy City Engineer's Report dated October 20, 1982, and the Fire Department recommendations dated September 7, 1982, (Exhibit "A"). 2. The interior property line of the newly-created lot, and where designated by the Director of Planning, the perimeter property line shall be fenced with a six-foot (6') high masonry or wooden fence. If a wooden fence is installed, the fence shall be supported by steel posts set in concrete. Said fence shall be installed prior to recordation of the parcel map or bonded to assure compliance' within one (1) year after recordation. 3. The wire and stucco structure located on the northwest corner of the property shall be demolished prior to recordation of the parcel map, and the trellis structure located on the proposed lot shall be demolished at the time of sale of the newly-created lot, identified as westerly Lot No. 2. 4. Sidewalks be constructed across both lots at the time of building permit issuance for work related to new residential construction. 5. The applicant shall sign an Affidavit of Agreement, and return it to the Planning Department within ten (10) days of approval of this request. PC Resolution 82-39 Page Two • Section 4. The secretary shall certify to the adoption of this resolution and transmit copies thereof to the City Clerk of the City of Rosemead. Section 5.
