ff. HEARINGS
A. 9333 RALPH STREET
The subject property consists of a single family dwelling, located in the R-1 zone, which
appears to have been converted to a duplex. Both units are tenant occupied. There is also
another building at the rear of the property which appears to be occupied. This structure was
permitted as a "summer house", but not as a separate unit.
This property was previously before the Board on February 22, 2000. At that time, the
Board ordered the matter be returned for Rehearing in March to allow the property owners
sufficient time to complete the eviction process of the tenants. The Board also stipulated that the
units in question were not to be rented again until the outstanding issues were resolved.
A review of city records reveals that this property was never owned, or sold, by the City
of Rosemead.
A Notice of Hearing was mailed and posted on the property on March 13, 2000. At that
time, the building inspector observed no change of property conditions, but it appeared evident
that the tenants had vacated. All interested parties have been notified.
It is the City Building Official's recommendation that the Board find the property
substandard and order all substandard conditions be removed and/or corrected by May 1, 2000.

However, if permits and approvals are obtained, and sufficient progress is achieved by May 1,
2000, the abatement date may be extended to June 1, 2000.
Stephen P. Dena, 3500 W. Beverly Boulevard, Montebello, representing the owner stated
that those dates are fine with his clients. Mr. Dena stated that the tenants have been evicated,
thereby, allowing the owners to begin corrections.
MOTION BY BOARDMEMBER IMPERIAL, SECOND BY BOARDMEMBER
TAYLOR that the Board find the property substandard and order all substandard conditions be
removed and/or corrected by May I, 2000. However, if permits and approvals are obtained, and
sufficient progress is achieved by May 1, 2000, the abatement date may be extended to June 1,
2000. Vote resulted:
