Ordinance No. 606 - Residential ProjectsORDINANCE NO. 606 • AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF ROSEMEAD AMENDING SECTION 9120.7 OF THE ROSEMEAD ZONING CODE CONCERNING MINIMUM LOT SIZES FOR RESIDEN- TIAL PROJECTS IN THE PLANNED DEVELOPMENT ZONE THE CITY COUNCIL OF THE CITY OF ROSEMEAD DOES HEREBY ORDAIN AS FOLLOWS: SECTION 1. The City Council hereby finds, determines and declares as follows: A. The Planning Commission, on June 1, 1987 conducted a duly noticed public hearing on proposed Ordinance No. 606, which changed the density requirements for both the R-2 and P-D zones; and • B. The Planning Commission unanimously recommended the adoption of the proposed density requirements contained in said ordinance; and C. On June 23, 1987, the City Council conducted a duly noticed public hearing on proposed Ordinance No. 606; and D. At the conclusion of the public hearing, the City Council waived further reading and introduced said Ordinance No. 606; and E. At the time scheduled for second reading and adoption, a number of property owners and their representatives expressed concern over the impact of the revised density'standards on properties zoned R-2. • Accordingly, the City Council determined to separately consider and adopt density standards for each zone; and F. This revised Ordinance No. 606 adopts the same standards for the P-D zone as were recommended by the Planning Commission and accepted by the City Council at the conclusion of the June 23, 1987 City Council public hearing. SECTION 2. Section 9120.7 of Part XX, of Chapter IX of the Rosemead Municipal Code is hereby amended to read as follows: 9120.7 Area. A P.D. Zone shall include a parcel of land containing not less than one (1) acre (43,560 sq. ft.). A P.D. Zone may be considered on a parcel of land less than one (1) acre in area only where such property has a common boundary with property which has previously been developed under an approved plan pursuant to this part and the plan shall indicate that the proposed development will constitute an orderly extension in arrangement of buildings, facilities and open space throughout the combined parcels of land in addition to all the other requirements for approval. The proposed density of a residential planned development shall be consistent with the land use element of the General Plan as outlined below: Low Density Residential - Maximum of one unit per 6,000 square feet of land area r 1 ~J Medium Density Residential - Maximum of one unit per 4,500 square feet of land area High Density Residential - Maximum of one unit per 1,500 square feet of land area SECTION 3. The City Clerk will certify to the passage and the adoption of this ordinance and shall cause the same .to be published in the manner required by law.
