Ordinance No. 617 - 4303 Muscatel AvenueORDINANCE NO. 617 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF ROSEMEAD APPROVING A CHANGE OF ZONE FROM R-1 TO P-D FOR PROPERTY LOCATED AT 4303 MUSCATEL AVENUE (Zone Change 87-154) THE CITY COUNCIL OF THE CITY OF ROSEMEAD DOES ORDAIN AS FOLLOWS: Section 1. The City Council finds, determines and declares: (a) An application for a change of zone from R-1 to P-D was duly filed by applicant Owen Development, Inc., for property located at 4303 Muscatel Avenue and more particularly described on Exhibit "A" attached hereto and incorporated herein by this reference; and (b) A public hearing was duly held before the Planning Commission on November 2, 1987 at which time the Commission recommended approval of said request; and (c) That on January 12, 1988, the City Council • conducted a duly noticed public hearing on said zone change request. Section 2. The City Council further finds: (a) That the change in zone for R-1 to P-D is consistent with the goals, objectives and land-use designation of the subject area as contained in the City's general plan; and (b) That a Negative Declaration was prepared in accordance with State law and local regulation. The Negative Declaration was approved by the Planning Commission. Section 3. The City Council hereby approves Zone Change 87-154, from R-1 to P-D for property located at 4303 Muscatel Avenue and more particularly described on Exhibit "A" • hereto. Section 4. The Zoning Map of the City of Rosemead is hereby amended to reflect the approved change of zone on the effective date of this ordinance. Section 5. The City Clerk shall certify to the adoption of this ordinance and cause the same to be processed according to State law. 1988. EXCEPT: The westerly 418 feet measured along the northerly line thereof, of the north half of the north half of Lot 6, in Block 3 of Rosemead, Los Angeles County, California, as per Map recorded in Book 12, Page 194 of Maps in the Office of the County Recorder of said County. lJ
