RE: Zoning Code Workshop — Review of Commercial Uses
As the Planning Commission is aware, the zoning ordinance regulates land uses within the
community. It assigns each piece of property to a zone which describes the rules under which that
land may be used. These classifications, such as "R -1" for single - family residences or "C -1" for
neighborhood commercial uses, cover in specific terms the range of uses that are allowed in the
general plan.
As with typical zoning ordinance, the City of Rosemead zoning ordinance describes numerous
zone classifications and development standards for each. Each zone identifies allowable uses and
sets standards such as minimum lot size, maximum building height, and minimum front yard depth.
To update the City's Zoning Ordinance, a review of both allowable uses and development
standards needs to be completed for each zone to determine what changes should be made. Over
the last two weeks, staff has worked with Civic Solutions, Inc to complete a list of proposed /revised
uses for the commercial zoning districts (Attachment A). The Planning Division would like to
discuss and review these uses with the Commission during the December 6, 2010 Planning
Commission meeting.
