PLANNING COMMISSION
Minutes of April 6, 1965
A regular meeting of the Planning Commission was
held in the Council Chambers, 8815 East Valley
Boulevard. The meeting was called to order by
Chairman Taylor at 7:35 o'clock p.m.
1. The Pledge of Allegiance was led by Commissioner Holmes.
2. ROLL CALL
Present: Commissioners: Buchanan, Holmes, Kunz, Taylor
Absent: Commissioner Pike
Ex officio: Brown, Cushman, Farrell, Lands
3. APPROVAL OF MINUTES: March 16, 1965
Commissioner Holmes referred to page 2, item 3, and stated that
the minutes should read "That curbs, gutters and sidewalks be
installed on the entire property fronting on Pitkin Street owned
by Mr. & Mrs. Ritschel.
(MO) It was moved by Commissioner Buchanan, second by Commissioner
Holmes, and unanimously carried, that the minutes of March 16,
1965, be approved as corrected.
4. TIME RESERVED FOR THOSE IN THE AUDIENCE WHO WISH TO ADDRESS THE
COMMISSION

5. ZONE VARIANCE CASE NO. 27 (Continued Public Hearing)

Advisor Cushman reviewed the factual data pertaining to this
request for a zone variance.
Mr. E. Graff, 447 E. Bengal, Covina, represented Mr. & Mrs, Jensen
who were out of town.
There being no further testimony, Chairman Taylor declared the
public hearing closed at 7:50 o'clock p.m.
Discussion followed regarding width of driveway and driveway
approach, width of garages and carports to be located on the rear
portion of this property, and the possible relocation of the garages
and carports.
(MO) It was moved by Commissioner Holmes, second by Commissioner Buchanan,
that request for Zone Variance Case No. 27 be approved subject to
the following conditions:
I.. That the driveway be widened to 18 feet.

2. That two of the garages on the southwestern portion
adjoining dwelling be reduced in size from 14 x 20 to
12 x 20, from 12 x 20 to 10 x 20 and that the proposed
carports be constructed as 10 x 20 garages.
3. That the proposed dwelling and garages on the southwestern
portion be moved 1 foot north in order to provide 5' between
property line and garages.
4. Entire driveway to be resurfaced.
5. That the property be retained as one integral development.
6. Standard Conditions that apply.

6. ZONE VARIANCE CASE NO. 28 (Plot Plan Review)

Advisor Cushman reviewed the factual data regarding this request
for a zone variance.
Considerable discussion followed regarding possible relocation of
driveway, and existing trees on the property.
Mr. DeNicola stated that they liked the location of the driveway
as shown on their plot plan, and that they preferred to not
remove any of the trees.
(MO) It was moved by Commissioner Kunz, second by Commissioner Holmes,
that this request for Zone Variance Case No. 28 be continued for
60 days.

Commissioner Holmes stated that he and Commissioner Buchanan of
the Move -In Committee had recommended disapproval ®f the proposed
move -in based partly on the condition of the dwelling to be
relocated. Further, that if the Committee had in their possession
at that time, the subsequent architectural sketch, they would have
given a favorable decision on the Relocation Application.
(MO) It was moved by Commissioner Taylor, second by Commissioner Kunz;
that Relocation Application No. 154 -3 Revised, be approved subject
to the following conditions:
1. Compliance with the architect's rendering.
2. Dedication by the applicant of five feet of frontage for the
.widening of Muscatel.
3. Adherence by the applicant to the revised plot plan as submitted
showing new residence location on Parcel "B ".
4. Standard Conditions that apply.

BEAUTIFICATION COMMITTEE'S RECOMMENDATION

The Planning Commission was unanimous regarding the Beautification
Committee's recommendation to the City Council that an ordinance be
adopted requiring the planting of parkway trees in conjunction with
all new construction and remodeling of existing construction on the
same basis as curb, gutter and sidewalk improvement requirements.
It was suggested that when the City removes a tree pursuant to
street improvement, that the City will replace with an approved tree,

requirements for number of copies and
scale of plot plans submitted.
The revised zoning ordinance studied
by the Planning Commission to be sub-
mitted to the Planning Consultants for
review and recommendations.
There being no further business, it was moved by Commissioner
Buchanan, second by Commissioner Kunz, and unanimously carried
that the meeting adjourn. Meeting adjourned at 9:57 o'clock p.m.
