RESOLUTION NO. 69 -1
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF ROSEMEAD GRANTING A ZONE VARIANCE: CASE
NUMBER 59
THE PLANNING COMMISSION OF THE CITY OF ROSEMEAD DOES
HEREBY RESOLVE AS FOLLOWS:
Section 1. The Planning Commission does hereby find and
determine t a7i t an application was duly filed by the Hope Union Church,
with respect to real property described as follows.
That portion of Lot 1 in Section 19, Township 1 South, Range 11 West,
S. B. B. & M, described as follows: Beginning at a point in the
Northerly line of the parcel of land described in the deed to the
Hope Missionary Chapel recorded in Book 19886 Page 132, Official Re-
cords of said County, distant North 89 55' 45" East thereon 219.84
feet from the Northwesterly corner of said parcel of land, said Northwesterly
corner being a point in the West line of said Lot 1, distant North 0
08' West thereon 945.87 feet from the Northerly line of the right of
way conveyed to the Los Angeles Inter -Urban Railway Company be deed re-
corded in Book 2732 Page 192 of Deeds, records of said County; thence
Southerly along a straight line 100 feet, more or less, to a point in
the Southerly line of the parcel of land described in said first men-
tioned deed, distant Easterly thereon 218,74 feet from the Southwesterly
corner of said land, said point in said Southerly line being distant
Easterly 170 feet along said Southerly line from the Northeasterly
corner of the parcel of land described in the deed to the State of
California for freeway and adjoining outer highway, recorded in Book
19605 Page 276 Official Records of said County; thence South 0 29' 21
West parallel with the Easterly line of the parcel of land described in
said last mentioned deed, 75 feet; thence South 27 07' 14" West 145.43
feet; thence South 0 29' 2111 West 20 feet to a point in that certain
curve in said Easterly line which has a radius of 92 feet, distant South-
easterly along said curve 58.88 feet from the Northwesterly terminus
of said curve; thence Northerly along said curve 58.88 feet to the
beginning of a curve in said Easterly line concave Northeasterly and
having a radius of 65 feet; thence Northerly along said last mentioned
curve 90.87 feet; thence along said Easterly line and along the
Easterly line of the parcel of land described in the deed to the
State of California for freeway and adjacent outer highway, recorded
in Book 19184 Page 301, Official Records, North 0 29' 21" East 217.80
feet, more or less, to the beginning of a tangent curve concave South-
easterly and having a radius of 15 feet; thence Northeasterly along
said last mentioned curve, 23.41 feet to its point of tangency with
the Northerly line of the parcel of land described in said deed to the
Hope Missionary Chapel, recorded in Book 19886 Page 132, Official
Records; thence along said Northerly line North 89 55' 45" East 155.15
feet, more or_less, to the point of beginning.
Otherwise described as 3658 Walnut Grove Avenue, Rosemead, California
requesting a Zone.Variance, on property in the R -1 (Single Family Resi-
dential) Zone to permit:
Modification of the building setback, construction of a two -story Sunday
School unit, and am' addition tokhe front of the existing auditorium,
and expansion of the existing parking facilities north of Marshall Street,
with relief from Ordinance requirements for masonry walls on portions
of the parking area abutting property expected to become a future part
of the subject property;

that a public hearing was duly set for Tuesday, February 4, 1969, at
7:30 P.M. at the City Hall, 8838 Valley Boulevard, Rosemead, California.
and a notice of the time, date, place and purpose of aforesaid hearing
was duly given; that a hearing was duly held at the aforementioned time
and place.
Section 2. The Planning Commission further finds and deter-
mines that ac�s_e_xTst as required by Section 9124 and 9126 et. seq. of
the Ordinances of the City of Rosemead justifying a granting of the
Zone Variance.
Section 3. The Planning Commission further finds:
1. The proposed development would be in accord with
the adopted General Plan of the City of Rosemead.
2. The proposed development would not be'detrimental
to the general health, safety and welfare of the
surrounding area.
Section 4 . Based on the aforementioned findings the Commission
hereby grants a variance with respect to that property described in
Section 1 of this resolution, -subject to the conditions attached hereto.
Section 5. This action shall become final and effective
after ten ays after this decision by the Planning Commission unless
within such time a written appeal is filed with the City Clerk, for
consideration by the Rosemead City Council as provided in the Zoning
Ordinance.
Section 6. The Secretary shall certify to the adoption
of this reso ut i n and shall transmit copies of same to the applicant
and the Rosemead.City Clerk.
