CITY t'I r, SEMEAD RESOLUTION NO. 01-05 FATE- a7 a~ A RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY OF ROSEMEAD ESTABLISHING DEVELOPMENT PLAN REVIEW PROCEDURES FOR LARGE SCALE COMMERCIAL AND INDUSTRIAL DEVELOPMENT PROJECTS WITHIN ROSEMEAD REDEVELOPMENT PROJECT AREA NO. 2. WHEREAS, Section 200 of the Redevelopment Plan for Rosemead Redevelopment Project Area No. 2 (the "Plan") sets forth overall goals and objectives for redevelopment of the Project Area and Section 255 provides that no real property shall be developed, rehabilitated, or otherwise changed after the date of the adoption of the Plan unless it is in conformance with the provisions of the Plan and any design guidelines or requirements adopted pursuant to Section 210. WHEREAS, Section 260 of the Plan authorizes the Agency to establish procedures for development review if the Agency deems such review necessary or beneficial to the implementation of the Plan. WHEREAS, the Agency desires that all commercial and industrial projects within Project Area no. 2 that have a site area equal to or greater than 45,000 square feet be subject to review and approval by the Agency Board to ensure that the development is consistent with the design standards, goals and objectives of the Plan. NOW THREFORE, the Agency finds, determines and resolves as follows: Section 1. No application for discretionary zoning or planning approvals shall be approved, and no building permit shall be issued, for any building structure or other development of property, until a precise plan of design covering the parcel or parcels to be so used shall be reviewed and approved by the Redevelopment Agency Board as being consistent with the design standards, goals and objectives of the Plan. The review application shall be in the form required by Rosemead Municipal Code section 17.72.040. Section 2. Section 1 shall apply only to applications involving construction of new or enlarged commercial and industrial structures situated on a site with an area equal to or greater than 45,000 square feet and located within Project Area No. 2. Section 3. This Resolution shall take effect from and after its adoption and approval. PASSED, APPROVED and ADOPTED this714AO-k d-7 2001.
