AN ORDINANCE OF THE CITY OF ROSEMEAD CHANGING
THE ZONE OF CERTAIN PROPERTY AND AMENDING THE
ROSEMEAD MUNICIPAL CODE ( ZONE CHANGE CASE NO. 66)

THE CITY COUNCIL OF THE CITY OF ROSEMEAD'DOES ORDAIN AS FOLLOWS:
Section 1. That certain property in the City of
Rosemead described in the legal description attached hereto as
"Exhibit A" and incorporated herein by reference, is hereby
classified and zoned P-D (Planned Development).
Section 2. The Zoning Map of the City of Rosemead, as
adopted by Section 9103.1 of the Rosemead Municipal Code is
hereby amended by changing the classification of the property
hereinabove described to P-D and said map shall have noted
thereon "Amended to April 23, , 1974"
Section 3. The City Clerk is directed to enter the
date of adoption of this ordinance in the appropriate space in
Section 2 hereinabove.

Dear Jenny: As',you',know;ordiriance No 377.which changed the
zoning on the property "involved in the above annexation
O did not contain:the entire legal description, of the property
to be rezoned: 'A map showing-the correct boundaries:of the
entire property was attached to.the.ordinance and made.a.''
part of it. In.my opinion the failure.to'include the en
tire, legal description. is.no,t.of consequence because refer-
ence may be had to the map to determine the area to be
rezoned.> Moreover,, neither.sections 65850 et seq. of the
Government Code nor section 9186-of the Rosemead Municipal
.Code require an ordinance changing the, zone on property to
set-forth any legal description. Consequently, there is "
no ;need to make any changes in ordinance No. 377.'
You may, if you wish, transmit-as a'separate
document,the missing portion of thelegal,description to the
County at the time you transmit the,ordinance.

Section.3. That a public hearing was duly set for February. .
4,1974, at 7-30 PM at the City Hall, 8838 Valley Boulevard, Rosemead,
California, and a notice of the time, date, place and purpose of
aforesaid hearing was duly given; that a public hearing was duly held
on February 4,1974 at the aforementioned time and place.
Section 4. The Planning Commission further finds and determines
that facts do-exist as required by;Section 9185 et segw and Section
• 9811 et seq. that the ordinances of the City of Rosemead justify the
granting of the change of zone subject to the annexation of the
property to the,City.of Rosemead, and that the general welfare will
be.served.and good zoning practices will be followed if the requested
zone change is approved.
Section 5. The Planning Commission further finds that:

B. That the proposed development would be at a density
only slightly greater than that allowed in the A-1 zone in
the County or in the R-1 zone in the City of Rosemead. .
C. That the site plan for the proposed project has been
reviewed in detail by the Subdivision Committee of the,
County Regional Planning Commission, including the
representatives from the County Road Department and the
County Fire Protection District. Every member of this
Subdivision Committee has approved the project proposed
in this zone change.
