Study Session Presentation - 12.9.14Rosemead (Lawrence & Orange) City of Rosemead City Council Study Session December 9, 2014 Who We Are Founded in 1988 Over 140 communities completed across the State Current focus in Los Angeles and Orange Counties 12 communities currently under construction #1 in the Nation for Customer Satisfaction Recognized with over 100 awards for quality and design achievements Build consensus through community involvement Site Information Site Size: 1.92 Acres Zoning Designation: P-D – Planned Development General Plan Designation: Public Facilities Initial Site Plan Revised Site Plan Community Outreach Olson has held three community meetings with surrounding neighbors Olson has requested individual meetings with those most affected or vocal about the project The community has expressed the following concerns: Entry on Orange Street Potential offsite traffic and parking impacts Privacy for residents who have rear yards abutting proposed community Community Outreach Olson has addressed their concerns in the following manner: In response to City feedback, the entry will be widened to 25’ The homes that back onto the adjacent residential will not have windows directly facing the neighboring properties on the second floor There is no requirement for on-site parking, but Olson is providing: 10 guest parking spaces Driveways for six units Traffic study will be completed during Entitlements An alternate entry is not feasible Claremont Ivy Walk Placentia Compass Walk La Verne Oakgrove Walk Fullerton Heritage Walk Rosemead (Lawrence & Orange) City of Rosemead City Council Study Session December 9, 2014
