PREFERRED MECHANICAL MAINTENANCE
1.1 As part of this Support Services Agreement, HONEYWELL will repair or replace worn or failed
components and parts which are included in the List of Maintained Equipment. These replacements will
1 be of like or current design, if applicable.
1.2 HONEYWELL will provide the applicable maintenance services listed below for each piece of
equipment described in the List of Maintained Equipment:
Typical maintenance activities might include:
(i) Seasonal start-up and shut-down based on manufacturer's recommendations and
HONEYWELL experience.
(ii) Calibration of associated temperature, safety and operating controls.
(iii) Lubrication of motors,bearings, linkages and valve stems.
(iv) Adjustment of belts, dampers, set points, water treatment systems,and filter feed systems.
(v) Alignment of belts, drives, couplings and motors.
(vi) Tightening of nuts, bolts, clamps,fittings, electrical connections, and vibration pads.
(vii) Cleaning of burner assemblies and nozzles, electrical contacts, air intakes, fan blades,
cooling tower basins, baffles and floats
1.3 As part of this Support Services Agreement, HONEYWELL will repair or replace worn or failed
components and parts that are included in the List of Maintained Equipment. These replacements will be
of like or current design, if applicable.

BUILDING MANAGEMENT SUPPORT
I. Hardware$unoort
1.1 HONEYWELL will perform scheduled predictive and diagnostic services on the equipment
covered under this Support Services Agreement as detailed in the List of Maintained Equipment.
1.2 If the system covered by this Support Services Agreement includes fire and/or life safety
functions, HONEYWELL will perform N/A test(s) per year per initiating device and furnish a written
report certifying that such tests have been completed.
1.3 HONEYWELL will repair or replace failed components and parts which are covered under the
List of Maintained Equipment. HONEYWELL will also repair or replace marginal components. These
replacements will be of current design, if applicable. On systems which require U.L. listed components,
U.L.-listed components will be used.
2. Application Suonort
2.1 HONEYWELL will conduct an annual on-site analysis of occupancy and operation schedules to
ensure that mechanical/control systems are operating as programmed. HONEYWELL will review current
data and verify that CUSTOMER applications of the software are working to maximize system use and
improve building operating efficiency. This application support will include a written evaluation of
current system use, as well as recommendations to enhance system operation and reduce operating costs.
3. Software Support
3.1 HONEYWELL will review current data and applications and will verify correct operation of
connected HVAC equipment. In addition, a current data and applications printout will be provided.
3.2 HONEYWELL will provide updates and revisions to standard HONEYWELL software(included
in the List of Maintained Equipment) to maintain present system operation. Third-party software not
supplied by HONEYWELL, and any labor, software and/or hardware required to implement functional
enhancements, will be CUSTOMER's responsibility.
3.3 HONEYWELL will provide documentation to operate all licensed software by CUSTOMER. At
termination of this Support Services Agreement, all documentation, including software, will become
operational property and responsibility of CUSTOMER.

TEMPERATURE CONTROL MAINTENANCE
LI HONEYWELL will provide the applicable maintenance services listed below for each piece of
equipment described in the List of Maintained Equipment.
1.2 HONEYWELL will provide the applicable maintenance services listed below on a semi-annual
basis. Typical activities will include.
(i) Check temperature control devices such as thermostats, valves, and dampers for proper
and efficient operations
(ii) Calibration temperature control devices.
(iii) Lubrication of motors, bearings, linkages and valve stems.
(iv) Adjustment of damper motors, bearings, linkages and valve stems.
(v) Check and clean air compressor and refrigerated air dryer.
(vi) Change filters and oil as required on air compressor, dryer and air supply.
1.3 As part of this Support Services Agreement, HONEYWELL will repair or replace worn or failed
components and parts that are included in the List of Maintained Equipment. These replacements will be
of like or current design, if applicable.
2.0 Direct Digital Control devices and components provisions:
2.1 HONEYWELL will review current data and applications and will verify correct operation of
connected HVAC equipment. In addition, a current data and applications printout will be provided.
2.3 HONEYWELL will provide updates and revisions to standard HONEYWELL software(included
in the List of Maintained Equipment) to maintain present system operation. Third-party software not
supplied by HONEYWELL, and any labor, software and/or hardware required to implement functional
enhancements, will be CUSTOMER's responsibility.

AIR FILTER SERVICE(FLTj
1.1 HONEYWELL reserves the right to provide this service only in conjunction with one of the
following Support Services: i) Preferred Maintenance, ii) Flex Mechanical, iii) or any of
HONEYWELL's Temperature Control Maintenance services.
1.2 HONEYWELL will furnish and install air filters commensurate with the design conditions of
CUSTOMER's building. Media for listed units will be replaced according to the following schedule:

HONEYWELL frames,or the CUSTOMER may purchase them at current market value.

WATER TREATMENT (WTI
1.1 HONEYWELL reserves the right to provide this service only in conjunction with one of the
following Support Services: i) Preferred Maintenance, ii) Flex Mechanical, iii) or any of
HONEYWELL's Temperature Control Maintenance services.
HONEYWELL will provide a water treatment program for the following systems:
- Cooling Tower Water Loop
1.2 A computer-scheduled treatment program for control of scale, corrosion, and biological fouling
will be provided.
1.3 HONEYWELL will regularly examine, test, and adjust all treatment devices and perform periodic
water analysis.
1.4 On systems requiring continuous water analysis, the electronic monitoring system will be installed
and/or maintained. All monitoring and application equipment that is supplied under this Support Services
Agreement will remain the property of HONEYWELL.
1.5 HONEYWELL will provide and/or maintain all monitoring equipment, and supply non-polluting,
biodegradable chemicals necessary to maintain proper treatment.
