RE: 2629 DENTON AVENUE - HEARING
The subject property consists of an owner-occupied single family dwelling located in the R-2 zone.
A "Please Letter" was mailed to the property owner on June 10, 1998. Inspection on July 7, 1998
revealed no progress. The Building Official declared the property substandard and filed a
Declaration of Substandard Property with the Los Angeles County Recorder's office. A "Fifteen
Day" certified letter was mailed and posted on the property on July 15, 1998, requesting abatement
of the substandard conditions. Mr. Peters, the owner, obtained a "Repair per Rehab" permit on
August 3, 1998, however, follow-up inspections on September 1, September 22, and October 22,
1998 showed no improvement at the property.
A Notice of Hearing was mailed and posted on the property on November 12, 1998. All interested
parties have been notified.
CITY BUILDING OFFICIALS RECOMMENDATION:
It is recommended that the Board find the property substandard and order all substandard conditions
be removed and/or corrected by January 4, 1999. However, if significant progress is achieved by
January 4, 1999, the abatement date may be extended to February 1, 1999.
