Per Planning Division records, two discretionary applications were approved by the
Planning Commission in 2008. Below is a summary of the discretionary applications:
Tentative Parcel Map 69946
On June 16, 2008, the Planning Commission approved Tentative Parcel Map
69946 for a flag lot subdivision of an existing parcel totaling 18,294 square feet
into two parcels. On August 31, 2010, the final parcel map was recorded, creating
the flag lot subdivision. As illustrated in the diagram below, 3139 Burton Avenue
(Parcel 1) fronts Burton Avenue, while the subject site (Parcel 2) is located in the
rear and is accessed by a 15 feet driveway that is located adjacent to the north
property line of Parcel 1.

Conditional Use Permit 07-1110
On June 16, 2008, the Planning Commission also approved Conditional Use
Permit 07-1110 for the development of a new 3,670 square -foot single-family
dwelling unit on the subject site. However, due to personal reasons, the applicant
did not proceed with the construction of the single-family dwelling unit. The
