AN ORDINANCE OF THE CITY OF ROSEMEAD
REGULATING LOT SPLITS, AND EXTENDING
ORDINANCE NO. 244, AS AMENDED BY
ORDINANCES NOS.'254 and 262.
THE CITY COUNCIL OF THE CITY OF ROSEMEAD DOES HEREBY ORDAIN AS
FOLLOWS:
Section 1. Section .1 of Ordinance No. 240 of the City
of Rosemead, entitled "An Ordinance of the City Council of the City
of Rosemead Temporarily Prohibiting Lot Splits," as amended by
Ordinances Nos. 244,-254 and 262, is hereby amended and readopted
to read as follows:
"Section 1. Notwithstanding any other provision of
Article IX, Chapter 4 of the Rosemead Municipal Code to
• the contrary, the Planning Commission shall not accept any
applications for the subdividing of property into four or
fewer parcels under Section 9406, nor shall the Planning
Commission take any action to approve or disapprove any
tentative or final map under the provisions of Section 9411
and Section 9416, nor shall the City Clerk accept any fees
for processing an application under section 9406 and Section
9410, of Article IX, Chapter 4 of the Rosemead Municipal
Code, as long as this ordinance or any extension thereof shall
be in effect; except that, the Planning. Commission may,accept
an application and take actions to approve or disapprove a
tentative plan or final parcel map, and the City Clerk accept
processing fees under the provisions of Article IX, Chapter 4
of the Rosemead Municipal Code for any parcel of land in the
R-1 (Single Family Residential) or R-2 (Light Multiple
Residential) Zones, if such parcel is divided into two, three
• or four parcels of land, each with not less than fifty (50)
feet of street frontage and each lot with not less than the
required lot area of six thousand (6,000) square feet, but
not more than ten thousand (10,000) square feet of lot area,
and each lot is otherwise in accord with City standards..
"Notwithstanding the foregoing, the Planning Commission
may accept applications for the subdividing of property into
four or fewer parcels under Section 9406 of the Rosemead
Municipal Code, and may take any action to approve or dis-
approve any tentative or final map under the provisions of
Section 9411 and Section 9416, and the City Clerk may accept
any fees for processing an application under Section 9406
and Section 9410 of the Rosemead Municipal Code, provided
a zone variance is obtained by the applicant permitting
such subdivision of land, and further provided that no such
variance shall be approved if it would result in the creation
of any flag-shaped parcel of land.
"Nothing in this ordinance shall be construed or is
intended to affect any other provisions of Article IX,
Chapter 4 of the Rosemead Municipal Code other than those
enumerated above."

Section 2. The Planning Commission of the City of Rose-
mead has been conducting studies governing the standards for sub-
division of parcels into four or fewer lots'and is currently working
on preparing new lot split standards compatible with'good zoning
practices and the orderly development of properties within the City.
It has been determined that the lot splits which will be permissible
under Section 1 of this ordinance will be compatible with good zon-
ing practice and the orderly development of properties within the
City, and that unnecessary hardships are created for property
owners if lot splits meeting the standards contained in Section 1
of this ordinance are prohibited. This'ordinance is therefore
declared to be an interim zoning ordinance necessary for the pro-
40 tection of the health, safety and general welfare of the City of
Rosemead and shall take effect immediately upon its adoption, and
shall be effective for a period of one year from the date of its
adoption.
