The project site currently consists of two single-family dwelling units: a 704 square -foot
single-family dwelling unit that was built in 1944, and a 988 square -foot single-family
dwelling unit that was built in 1951. Both homes, including all ancillary improvements will
be demolished and removed.

Per Rosemead Municipal Code Table 17.112.040.1, single-family dwellings that consist
of more than four (4) bedrooms and over 2,000 square feet of floor area require a
minimum of three (3) parking spaces per dwelling in an enclosed garage. As illustrated
on the proposed site and floor plan, the applicant is proposing an attached three -car
garage.
Per Rosemead Municipal Code, Section 17.112.090(B)(1)(a), driveways used to service
not more than two dwelling units shall be a minimum of twelve (12) feet wide. The
applicant is proposing a twelve (12) foot wide driveway. To reduce the visual impact of
the concrete driveway, the applicant has proposed a gate and decorative hardscape such
as interlocking pavers.
