ORDINANCE NO. 248
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF ROSEMEAD REGULATING INDUSTRIAL SETBACKS
AND AMENDING THE MUNICIPAL CODE
THE CITY COUNCIL OF THE CITY OF ROSEMEAD DOES HEREBY ORDAIN
AS FOLLOWS:
Section 1. Section 9114.3 of the Rosemead Municipal
Code is amen'ed l!oo-read as follows:
9114.3 Buildinq Line and Yard Setbacks
A. Building lines and yard setbacks are hereby
required and established for all property in the
M-1 Zone, the setback to be measured from the
property line abutting the side line of the
street.
• B. The building line and front yard setback shall
be twenty-five (25) feet, measured from the
property line abutting the side line of the
street on which the property fronts, except that
on the following streets in the M-1 Zone the
buildingg line and front yard setback shall be
five (5) feet:
Abilene Street
Garvey Avenue
San Gabriel Boulevard
Temple City Boulevard
Valley Boulevard
C. The building line and front yard setback for
Lorica Street, a private street with a future
right of way width of fifty (50) feet, shall be
five (5) feet measured from the future abutting
side line of the street. The future abutting
side line of said street shall be established
twenty-five (25) feet from and parallel to the
future center line of the street, as shown on
City maps.
D. All property in the M-1 Zone located on corner
lots shall have a building line and side yard
setback of five (5) feet measured from the prop-
erty line abutting the side line of the street
on which the property side's.
E. All property in the M-1 Zone with a twenty-five
(25) foot front yard setback may use the rear
twenty (20) feet of the setback area for limited
parking facilities, subject to approval of plans
by the Director of Planning.
F. The front five (5) feet of all required front
and side yard setbacks shall be landscaped and
all landscaping shall be continuously maintained.
Section 2. Subsection "C" of Section 9109.1 is hereby
deleted from the Rosemead Municipal Code.
Section 3. Section 9111.3 of the Rosemead Municipal Code
is amende to read-
9111.3 Front Yard Minimum. Fifty (50) feet from the center
line of a street.
Section 4. Subsection B-4 of Section 9113.1 is hereby
deleted from the o emead Municipal Code.
Section 5. Section 9103.9 is added to the Rosemead
Municipal Code to read:
9103.9 Caretaker or Watchman Dwelling in Commercial and
Industrial Zones. In any commercial (C) or industrial
• zone, we ings for caretakers or watchmen may be
erected and used under the following conditions:
A dwelling for a caretaker or watchman employed or .
designated, and actually engaged in the care, protec-
tion, maintenance or operation of a lawful use, or
of property located on the same premises. Any
building used for dwelling purposes for a caretaker
or watchman shall be established and maintained in
compliance with the provisions of the R-3 Zone. A
mobile home or trailer shall not be construed or
approved as a dwelling for a caretaker or watchman
in any zone, except that a mobile home or trailer
may be temporarily used for such dwelling purpose
for a period not to exceed six months during the
initial construction period of any new development
being established on the same premises.
