Previous Los Angeles County Assessor Map
On September 27, 2018, Lot Line Adjustment (LLA) 17-02 was approved by the
Engineering Division to un -merge the two existing parcels in order to re-establish them
as separate parcels and recorded with the Los Angeles County Recorder's Office. The

On September 10, 2019, the Planning Commission approved Design Review 19-04 for
the construction of a new, two-story, 3,000 square feet single family dwelling. The project
was approved with 37 conditions of approval. The Conditions of Approval is attached to
this staff report as Exhibit "E". The City is initiating a modification to amend the conditions
of approval to eliminate Condition of Approval No. 34, which currently states:
34. All power, telephone and cable television shall be underground.
During a site inspection in July 2021, staff from the Public Works Department noted that
power was not installed underground. The City Engineer discussed the issue with
Southern California Edison (SCE) and as a result, it was determined that undergrounding
power would not be feasible. According to SCE, overhead utilities are necessary as it is
impossible to install power underground from the electrical pole that services the property.
As illustrated below and discussed in SCE's email (attached as Exhibit "F), there are
communication lines and equipment, water lines, and possible gas lines adjacent to the
power pole (Pole 1724040E), which hinders the undergrounding of power and other
