DISCUSSION
Project Description
As illustrated on the site plan below and in Exhibit "B", the applicant is proposing to
construct a new two-story, 3,998 square -foot single-family dwelling unit with a detached
three -car garage. In addition, as part of the project, the existing home will be converted
into an Accessory Dwelling Unit.

Parking and Circulation
Per Rosemead Municipal Code Table 17.112.040.1, single-family dwellings that consist
of five or more bedrooms and over 2,000 square feet require a minimum of three parking
spaces per dwelling in an enclosed garage. As illustrated on the proposed floor plan in
Exhibit "B', the applicant is proposing five bedrooms with a detached three -car garage.
Per Rosemead Municipal Code, Section 17.112.090(B)(1)(a), driveways used to serve
not more than two dwelling units shall be a minimum of 12 feet wide. The applicant is
proposing a 12 feet wide driveway. To reduce the visual impact of the concrete driveway,
the applicant has proposed decorative hardscape such as interlocking brick pavers.

The applicant has proposed afour feet high fence and wall along the north and first twenty
feet of the east and west property lines. The materials will consist of a combination of
