According to the Los Angeles County Assessor's Office, the project site consists of one parcel, totaling approximately 12,000 square feet of lot area. The project site currently consists of a 1,689 square -foot, one-story, single-family dwelling which was built in 1956. All existing detached ancillary structures will be demolished. Front Elevation (Existing) SITE AND SURROUNDING LAND USES The project site is designated in the General Plan as Low Density Residential, and on the Zoning Map as Single -Family Residential (R-1) zone. In addition to the proposed single-family dwelling unit, the applicant has requested a 20% exception for the side yard setback from the minimum required 6'-0" to 5'-0" to continue the existing wall of the existing nonconforming single-family dwelling unit for the construction of a 484 square -foot attached two -car garage. A 142 square -foot attached patio is also proposed for the existing nonconforming single-family dwelling unit, but it is not part of the Minor Exception. The first -floor plan consists of a foyer, living room, dining room, kitchen, pantry, laundry room, three bedrooms, and two bathrooms. The second -floor plan consists of a family room, game room, an open office, a bathroom, and a master bedroom with a closet and bathroom. Elevations The applicant has proposed a contemporary design for the new two-story single-family dwelling unit and will utilize a warm, earth -tone color scheme. The primary exterior color would be brown, and the proposed roof would consist of high-quality fiberglass, charcoal - colored roof shingles. To contrast the exterior walls, the applicant has proposed white window frames and sills, trims, and fascia boards. Furthermore, an earth -tone blend of gold, brown, and olive for the stone veneer will be incorporated into the base and entryway of the single-family dwelling unit.
