An unprecedented amount of anchor space will be in flux over the next few years as stores close, brands disappear and space becomes available for new uses. Landlords identify new opportunities to add open-air lifestyle components, bring in a discount anchor, create a mixed-use dynamic with a residential component or add restaurants and entertainment tenants. Can the center's co-tenancy survive this shift of uses and merchants, and what will the consumer's reaction be? "Macro-Scale Developments Spawn New Retail Opportunity" Unique large-scale mixed-use and retail developments are becoming reality as former landfills, military bases, racetracks and public/ private partnership land deals are made available. Government land disposition, Brownfield reclamation and city redevelopment agency projects are just a few of these opportunities which are forcing cities and developers to create a new definition of "macro-scale" planning. Broader integration and planning of "live-work-play" components are creating unique opportunities for local developers, tenants, lenders and brokers. MODERATOR: JOHN GEBHARDT. "Retail Realities of Mixed-use" Cities large and small are touting increased-density mixed-use projects as the catalyst for downtown. With residential development and housing sales currently driving economics, many retail components in integrated mixed-use solutions are not viable because of compromised visibility/accessibility or lack of critical retail mass necessary to drive business. Increased densities of mixed-use development without effective rapid. transit and infrastructure improvements threaten to overwhelm adjacent community areas. The physical stacking and overlap of uses within complex building structures creates new challenges. How are the, retallers envisioning these new opportunities, and what is being realized? t - MODERATOR: ROBERT CHAMPION, CSM President Champion Development Group Los Angeles, CA PANELISTS: LARRY BOND Chairman Bond Companies Santa Monica, CA FRED WALTERS Vice President/Managing Director-Santana Row Federal Realty Investment Trust San Jose, CA JEFF KRESHEK, SCSM, CLS Principal-Leasing CIM Group, Inc.
