TRIPEPI, CITY MANAGER September 19, 2000 3218 ANGELUS AVENUE - HEARING This property was previously scheduled to be heard before the Building Rehabilitation Appeals Board on August 22, 2000. The subject property consists of an owner- occupied single family dwelling located in the R -2 zone. A "Please Letter" was mailed to the property owner on January 25, 2000. Inspection on February 16, 2000 revealed no progress. The Building Official declared the property substandard and filed a Declaration of Substandard Property with the Los Angeles County Recorder's office. A "Fifteen Day" certified letter was mailed and posted on the property on February 29, 2000, requesting abatement of the substandard conditions. A follow -up inspection March 20, 2000 again showed no progress. A "bulky item "_ trash notice was mailed to the property owner on April 12, 2000. Subsequent inspections on April 20, June 15, and July 18, and August 28, 2000 revealed no change or progress at the property. No permits have been obtained, and staff has received no response or had any contact with the owner since the initiation of the case. A Notice of rescheduled Hearing was mailed and posted on the property on August 15, 2000. All interested parties have been notified. CITY BUILDING OFFICIAL'S RECOMMENDATION: It is recommended that the Board find the property substandard and order all substandard conditions be removed and /or corrected by November 1, 2000.
