The property is located in the R-2 zone. The case was initiated in April, 2001 and no compliance has been achieved in over six months. Case chronology as follows: • April 24, 2001 - 45 day Code Violation Letter mailed to owner. • April 26, 2001 - Owner's son at City Hall and spoke with both Planning and Building Department staff. List of defects discussed and record search procedure explained. • May 9, 2001 - Building Inspector met with owner at property. Complete interior and exterior access gained. Code violation case converted to property rehabilitation case. Revised list of defects compiled and mailed to owner. No permit records found at County. Owner informed inspector of his intentions to submit plans and attempt to legalize the unpermitted work. • June 12, 2001 - Follow-up inspection. No progress. • June 26, 2001 - Property declared substandard byBuilding Official and a Declaration of Substandard Property filed with Los Angeles County Recorder's office. 15 day certified letter mailed and posted. A Notice of Hearing was mailed and posted on the property on November 7, 2001. All interested parties have been notified. CITY BUILDING OFFICIAL'S RECOMMENDATION: It is recommended that the Board find the property substandard and order all substandard conditions be removed and/or corrected by January 2, 2002.
